Testimonial from a recent transaction

Adam Bashein worked tirelessly from the end of May 2012 to sell and ultimately rent our home at 1218 North Belgrade.  He is a real estate agent of strong integrity who brings a lot of energy, effort and likeability to the table.  We spent a lot of time with Adam before the home was on the market, working on pictures, captions for the pictures and verbiage in the listing to make the home appealing to a wide audience.   During the listing we regularly talked about the traffic on our home and the real estate market.
 
One of Adam’s great ideas was creating tent cards which we put out in different areas of out home, pointing out unique features to buyers.  Another wonderful idea Adam had was us writing a letter to the buyers explaining why we decided to buy the home, what we saw/see in it and that we hope they will create the same memories.  Adam created a brochure with our letter.
 
He held many open houses for us and had a broker open so agents would be aware of inventory and be able to talk about the home on a most informed level…beyond the listing remarks.  Even as it became more likely that the home would rent rather then sell, he did open houses and gave us the same full service.  The word was out about our house on the internet, on the signs throughout the neighborhood, the two for sale signs in our yard and brochures that a few stores and institutions allowed him to put up.
 
Adam incorporated an out of the box idea of having a weeknight open house, to hopefully bring in people who couldn’t see the home during weekends.  While we didn’t see direct results from that, we saw that Adam would do whatever it takes to give the home more exposure.
 
There was a small crossroads in the beginning of January 2013.  We decided to follow Adam to his new brokerage.  It took some extra time to do this but we were very happy with Adam’s efforts and it was a no brainer to do the new paperwork.
 
We are excited about the people who are renting our home  and give Adam Bashein our highest endorsement as a realtor.

Changing companies is a big deal.  It is about a company and manager who shares a vision with you and has the tools to best help you achieve your professional goals.  In addition, and mostly, to me, it is about who wants you and who do you connect with.  Do you connect with them and do you like each other.  My family had a business for nearly 15 years and one of the questions asked about a potential new employee was if we would invite him or her over to our home for a meal?  I was with my previous brokerage for nearly 5 years and I didn't make a move just for the sake of saying it is time to move on.

New listing feature when you sell or rent your house with me!


Dear friends.
It has been a wonderful 2013 to date and I thank you for your support, which enabled me to have a successful 2012.

Recently I changed offices and am excited to share a new feature you and yours get when listing your home for sale and for rent with me.

This social media tool is from my manager because listings need to be as user friendly as possible.
 One can of course call/text message me, email me, go to my website or even call the office.
Now someone going by my listings can text LF to 59559 and get information about the home pretty quickly.
 

For example, after you get a reply to your initial text to 59559, type 804 Kenbrook Drive Silver Spring, MD 20902. Try it and let me know what you think. Are you or someone you know interested in this house;-)?  Would you like this feature in a listing package?
Today's buyers want information instantly. Some of them want information without having to call a realtor initially. So this text feature will draw additional attention to your, particularly from people who are into technology.

The stress of dealing with landlord-tenant disputes in Montgomery County, Maryland


 
Being a landlord can be very rewarding, but like most everything else, it presents challenges.

The biggest complaint I hear from people is resolving payment of repairs...is the repair the landlord's responsibility or the tenant's responsibility and so naturally who should pay? The first thing you should do is review the lease you signed and sight the verbiage that supports your claim. If it is either not clear and/or both parties are being firm in their positions, have a repair person come in and agree that based on the contractor's diagnosis, the appropriate person will pay.

The below link is a form from Montgomery County, Maryland that addresses either the landlord or tenant filing complaints against the other. It is important to note, that if you are looking for the other party to pay for the repair, this form is asking you for to provide receipts as evidence. So, I am not sure you can collect money if you do the repair(s) yourself.

Another challenge I hear from landlords is regarding the security deposit. First, related to the above, if due to tenant negligence and misuse the home needs repairs, the landlord not return the entire deposit if he/she provides the tenant with receipts for work done. However, the tenant can file a complaint that the repairs weren't his/her fault, so he/she should receive the entire deposit back. The form on the link below can be used to file a complaint regarding deposit.

The second challenge related to the security deposit is renters telling their landlords that they want the security deposit to be used as the last month's rent. I cannot recall a lease saying that a tenant can do this but read over your lease and seak legal guidance. If a landlord allows the tenant to use the deposit as last month's rent, or worse, decides not to collect a deposit when tenant moves in (yes, I have heard of people doing this!), the landlord is leaving him/herself extremely vulnerable if expenses come up that are the tenant's fault and/or the tenant breaks the lease. Again, the link below is a form which one can use to file a complaint.

Some landlords are afraid, for lack of better words, of enforcing lease guidelines when there are disputes, because they are concerned about potential follow out. It isn't always easy being a landlord or tenant. Many investors retain professional property managers and many people look to rent homes that are professionally managed because (1)they (property managers) are experts at handling landlord/tenant disputes issues - they do this for a living and (2) and it is a way for landlords/tenants to avoid the stress from being directly involved if/when there is a tenant dispute.

The most important thing to remember when you have a dispute with your landlord or tenant is not to take the law into your own hands. Follow the terms in your lease, get a copy of the local landlord-tenant handbook and before taking actions, seriously consider consulting an attorney.
