Third transaction with a client! An investment property in Wheaton, MD!

I recently sold this rambler style home at 2105 Arcola Ave in Wheaton, MD. to an investor,

who completed his 3rd deal with me.  We closed our first sale roughly three years ago.

It was a family home for many years.  It was very interesting because the seller and the seller's realtor are also investors so we had many interesting conversations.

I was able to present my clients to the seller's agent as very strong buyers and got my clients a very good price on the home.

The home has 3 bedrooms and 2 baths on the main level plus an unfinished basement...my clients are planning to finish off by adding a few bedrooms, baths and perhaps a kitchenette, if they decide to make it into an accessory apartment,

I am excited to see the final product and to help them complete their next real estate deal.

I just sold a 3 bedroom, 2 bath condo at 11356 Cherry Hill Road, Unit 1W101, Beltsville, MD 20705 to an investor.  You may often drive past this area and see a sign that reads "Maryland Farms Condominiums" - that's the community where the condo is located.  It is a great location. close to the beltway, close to route 29, close to University of Maryland and near shopping.  The community has many amenities.  Just as exciting for me is that my client was able to secure a renter for literally right after settlement, which investors shouldn't bank on always happening.

It takes skill, marketing and a little luck in being able to literally have a renter lined up for an investment property almost literally after the home purchase is completed or literally right after a renter moves out, for that matter.  There is often a time lag, whether it is for fixing up, cleaning up and/or just finding a tenant.  I am so pleased for my client.

The Maryland and Washington, DC areas are pretty transient, with people moving to the area specifically for jobs.  Some people who are coming here for jobs have a defined time period that they plan on living in the area and so they decide to rent instead of purchase homes.  There are also people who live in the area and prefer renting to having the obligations and responsibilities of home ownership.  Finally there are people looking to rent because they are unable to secure a mortgage.
