Another Silver Spring sale...buyers referred to me by a past client!



I am beyond thankful that the buyers of 11216 Monticello Ave in Kemp Mill, a subdivision in Silver Spring, MD were referred to me by one of their local friends...who had also been referred to me several years ago when they needed to find a home...and they also bought in Kemp Mill.

The buyers made a decision to initially rent while getting a feel for the community and shortly after they made the initial move, we started looking at homes for sale, some of which were on the market and some of which I knew about and were not on the market yet.

11216 Monticello is really a 1 of kind home with several special features, including a garage, which is a premium for the neighborhood, 5 bedrooms on the upper level, a main level office plus several entertaining areas and a modern kitchen.  The basement boasts 2 additional bedrooms, a bath and recreation area.  On top of all of the home's features, it is in a great, close in location within Kemp Mill, a few blocks from the full service shopping center, a local bus stop, parks, community pools and houses of worship, to name a few items.
I wish them many years of happiness in their home and am delighted for them to practically be my neighbors, as I live in Kemp Mill.

I am gaining market share in University Towers, a condominium community in Silver Spring---- 3 recent deals with unique flavors




I have steadily been gaining market sharing in University Towers, a condominium community in Silver Spring, MD, recently completing the sales of 3 condominium units.  University Towers is actually comprised if 2 high rise condominium buildings in Silver Spring, MD., near the corner of University Blvd and Arcola Ave. It is a sought after community because of its convenience, amenities and conveniences.  Many people, whether first time home buyers or people downsizing purchase in this condominium community because they have strong connections to the Kemp Mill community and want to be part of that community without the upkeep and expenses of a home.

I recent sold units 619-B, 1007-B and 1114-B, which all had their unique wrinkles.

The owner of 619- B, a 2 bedroom, 2 bath condo,  had recently moved and I contacted the owner asking if the condo could be shown to my clients.  We were able to come an agreement and the condominium unit never even hit the market.  

The owner of 1007-B , a 1 bedroom condo contacted me several years ago about moving up from a condo to a house but for a variety of reasons that didn't work out.  The owner stayed in place and she called me in the fall, ready to sell.  I was so flattered to have left such an impression with her that she had my contact information.   It was a very difficult situation as the owner has purchased at the height of the market, had 2 mortgages on the home and today's market value is still lower than it was back then.   So we agreed to do a short sale which takes a lot of patience and a lot of work.  Fortunately, I was able to secure a patient buyer who understands short sales and was able to wait out the time period. The short sale company did a great job.
*Rule of thumb if you buy a short sale:  in addition to needing to have patience, if you are purchasing the home with a loan, don't lock the interest rate until the short sale is approved because you can't predict or promise the time period by which we settle and you can only lock an interest rate for a finite time.

The owner of 1114-B contacted me after he heard that I sold a home nearby.  We connected immediately and roughly a month after we talked, I put the condo on the market and got a full price contract after being active for 8 days.  The buyer used an FHA loan, which my seller had reservations about, but after discussing the loan program and talking with the buyers, the seller got more comfortable.  The condo appraised at full price and we settled. 
*Rule of thumb for buyers when completing a contract for a home purchase:  make sure you know how long of a lock rate your lender is giving you on the loan so you can figure that into the settlement date.  You can see the relevance of lock rates as I mentioned that in my note about the 1007-B sale.
The buyer for unit 1114-B was mistaken/didn't confirm how long her lock rate was for prior to our completing a contract.  Several days after we were under contract, she learned that the settlement date was further out than her lock rate period and the seller didn't want to move out early because a lot of logistics were involved in coordinating his move and he was unable to reschedule.  We came to a compromise, enabling the buyer to settle within the lock rate period and allowing the seller to rent back the condo until the original settlement date.  Thankfully it all worked out.

As you can see from above, there are several possible variables in the sale of a property, whether it is a condominium, townhouse or detached home.   I am confident in my ability to handle expected and unexpected wrinkles in a home sale, my ability to make your home goals and home dreams come true.

Unfortunately the owner of the home passed away in the fall.  His son regularly came to the area to, of course visit his father and to check on the house.  As the son checked on the house and leafed through the mail he saw my marketing pieces and invited me to meet him toward the end of January.  We talked about the house, the local market, what I suggested should be done to the home and whether we would be a good fit for each other.

Two days later he gave me the key to the house as well as to the car in the driveway---in case it needed to be moved for any reason and I managed the agreed upon home repairs over the next weeks.  It was tricky because we were having 1 contractor take care of interior and exterior work while there was uneven weather, and understandably the contractor wanted to make the most efficient use of his time and come to the house when work could be done simultaneously inside and outside of the home.  At the same time, the contractor knew I wanted the house to go on the market right after President's Day Weekend and I needed to give the photographer enough lead time to take pictures without falling behind schedule.  Thank goodness the contractor did a great job and we were ready to go to market by our target date.

A few days before going to market, the owner's son and I talked.  I told him the work was done, the home looked ready to go, I was ready to put it on the market and gave him a final suggestion on what price we should list the home at.  

The home went on the market the Thursday morning after President's Day Weekend and I we had 8 showing requests that first day!

We had amazing traffic on the home the entire weekend including...

AT LEAST 20 GROUPS WHO SIGNED IN AT THE SUNDAY OPEN HOUSE!!!

Three agents contacted me and asked if their buyers could have home inspections prior to writing offers to eliminate any inspection contingencies in their offers.

I went to bed that Wednesday night with 9 offers in hand and a very detailed spread sheet of the offers for my seller to review.  Overnight the terms of some offers changed, a few more offers were submitted and there were more more showing requests.

The seller's son and I met late Thursday morning and he had a very difficult decision.  We had a few really good offers over asking price and 2 offers had no contingencies at all ---no inspection, financing or appraisal contingencies!  Just a clear path to closing.  

He thought over the offers and by Thursday night we were under contract and I had a few happy seller.

I am so grateful that my marketing efforts worked as they resulted in an introduction that I might have never received.  I never met or was referred to the late owner or his son.  Upon meeting we immediately connected.  He had complete confidence, trust and faith with everything I planned to do to give him sold results.  He was there whenever a question needed to be asked, whenever I followed up and he never tried to "manage me".  

In addition to marketing, I attribute so much of the success to date on the listing on the owner's son being enthusiastic, trusting, confident in me and giving me the liberties to do what I thought was best and, again, I will say without him every trying to be on top of me or managing me.   We are under contract and hopefully will go to a smooth contract.

This customer's goal was to find a home either in Downtown Silver Spring or across the line in Upper Washington, DC. and fortunately I am licensed in MD & DC.  I created a custom search to cover the areas they were targeting.  We ended up located an amazing condominium unit called The Orion in Downtown Silver Spring, which fulfilled many of their wants and needs. Through research and interacting with the property manager, I was able to answer my buyer's important questions to make sure that the individual condominium unit and the condominium building as a whole were good fits for them.  I wish them many years of happiness and creating new memories in their new home.
