Another Silver Spring sale...buyers referred to me by a past client!



I am beyond thankful that the buyers of 11216 Monticello Ave in Kemp Mill, a subdivision in Silver Spring, MD were referred to me by one of their local friends...who had also been referred to me several years ago when they needed to find a home...and they also bought in Kemp Mill.

The buyers made a decision to initially rent while getting a feel for the community and shortly after they made the initial move, we started looking at homes for sale, some of which were on the market and some of which I knew about and were not on the market yet.

Just sold a 2 bedroom, 2 bath condo in University Towers, before it hit the market!


I just sold this 2 bedroom, 2 bath condominium unit in University Towers, a high rise condominium unit in Silver Spring, MD. Before it even hit the market.  University Towers is located near the intersection of University Blvd. and Arcola Ave. 

I called the owner, who I heard was going to sell, asked the owner to confirm and then set up a showing for my buyer.  After a little negotiating we had a signed contract.

Unfortunately the owner of the home passed away in the fall.  His son regularly came to the area to, of course visit his father and to check on the house.  As the son checked on the house and leafed through the mail he saw my marketing pieces and invited me to meet him toward the end of January.  We talked about the house, the local market, what I suggested should be done to the home and whether we would be a good fit for each other.

Two days later he gave me the key to the house as well as to the car in the driveway---in case it needed to be moved for any reason and I managed the agreed upon home repairs over the next weeks.  It was tricky because we were having 1 contractor take care of interior and exterior work while there was uneven weather, and understandably the contractor wanted to make the most efficient use of his time and come to the house when work could be done simultaneously inside and outside of the home.  At the same time, the contractor knew I wanted the house to go on the market right after President's Day Weekend and I needed to give the photographer enough lead time to take pictures without falling behind schedule.  Thank goodness the contractor did a great job and we were ready to go to market by our target date.

A few days before going to market, the owner's son and I talked.  I told him the work was done, the home looked ready to go, I was ready to put it on the market and gave him a final suggestion on what price we should list the home at.  

The home went on the market the Thursday morning after President's Day Weekend and I we had 8 showing requests that first day!

We had amazing traffic on the home the entire weekend including...

AT LEAST 20 GROUPS WHO SIGNED IN AT THE SUNDAY OPEN HOUSE!!!

Three agents contacted me and asked if their buyers could have home inspections prior to writing offers to eliminate any inspection contingencies in their offers.

I went to bed that Wednesday night with 9 offers in hand and a very detailed spread sheet of the offers for my seller to review.  Overnight the terms of some offers changed, a few more offers were submitted and there were more more showing requests.

The seller's son and I met late Thursday morning and he had a very difficult decision.  We had a few really good offers over asking price and 2 offers had no contingencies at all ---no inspection, financing or appraisal contingencies!  Just a clear path to closing.  

He thought over the offers and by Thursday night we were under contract and I had a few happy seller.

I am so grateful that my marketing efforts worked as they resulted in an introduction that I might have never received.  I never met or was referred to the late owner or his son.  Upon meeting we immediately connected.  He had complete confidence, trust and faith with everything I planned to do to give him sold results.  He was there whenever a question needed to be asked, whenever I followed up and he never tried to "manage me".  

In addition to marketing, I attribute so much of the success to date on the listing on the owner's son being enthusiastic, trusting, confident in me and giving me the liberties to do what I thought was best and, again, I will say without him every trying to be on top of me or managing me.   We are under contract and hopefully will go to a smooth contract.

Some consequences and implications of waiving an appraisal contingency on your offer to purchase a home.


In a hot market and/or in situations where home sellers have multiple offers on a home that are very similar in terms, to make offers more attractive to sellers, either they ask or buyers offer to shorten if not outright eliminate some contingencies that are often in sales contracts.  In several recent multiple bid situations, the sellers via their realtors countered my buyers' offers, proposing among other things that my buyers remove the appraisal contingency.  I explained to them what the implications of waiving the appraisal contingency is and thought it would be beneficial to share this with you.

As part of the loan process on either a new purchase or a refinance, the appraisal report is a professional appraiser's opinion on the value of a home, which is forwarded to the lender, who bases the loan on the appraised value of the home.  The lender is looking to see if the appraised value is equal to or above the sales price.  When the appraisal comes in at a lower value than the sales price of a home, the lender adjusts the loan amount to match the appraised value.  

When a sales contract has an appraisal contingency and the appraisal comes in lower than the price in the sales contract, the buyer has the right to try and negotiate with the seller to see if the seller will lower the sales price to the appraised value or to an otherwise agreed upon sales price.   

When a home seller asks the home buyer to not have an appraisal contingency, it means that independent of what the home appraises at, the sales price will stay the same.  If the appraisal comes in at less than the agreed upon sales price, then the buyer must come up with extra cash at settlement to bridge the gap between the appraised value and sales price.  Without an appraisal contingency, a low appraisal cannot be negotiated.  A buyer with a low down payment and/or not extra financial resources may want and/or need the appraisal to come in at the sales price.  

On the other hand , a home buyer may offer such a large down payment that he or she may not need the home to appraise, as the loan is not for the full sales price.  So he or she may not care what the home appraises for and is confident that the appraisal will come in high enough to cover their loan amount.  That being said, some buyers feel better with an appraisal contingency, that they aren't paying above a professional appraiser's opinion on the value of the home.

When refinancing a home one owns, a home owner needs his/her current home to appraise at or above the price the owner purchased the home for.

Financially speaking a lender may approve a buyer for a loan that is at or higher than the sales price of a home, but when the appraised value comes in at lower than the sales price, the loan will be based on the appraised value, independent of the buyer's financial ability.

There are 3 situations where I might tell a buyer to perhaps consider waive the appraisal contingency:

1.  If the buyer is purchasing the home with cash.

2.  If the buyer intends to get a loan on the house, but has the financial ability to complete the purchase with cash and do a post settlement loan/refinance.

3.  If the buyer loves and need the home and/or its location, is planning on living in the home for such a long time that today's appraised value has little impact on the purchase, as the buyer has enough financial resources to complete the purchase just in case the appraisal comes in at a lower value than the contract price.

If you can afford to rent you can probably afford to own and we should meet

The Orion Condominium community is relatively new as, according to apartmenthomeliving.com, it was constructed in Downtown Silver Spring, MD. in 2012.  I admire the layout of the condominium unit which my clients purchased, specifically having a separate dining area.   The condo has a very open feel to it.  The home also features a full size washer/dryer.

In the common areas, there  is a workout center.  There are great views from the roof top of the building, which also  has a park like and zen feel.
With the many local conveniences, you rarely need to use your car.  
You are close to metro, public buses and to Washington, DC.
If you have a car, there are places nearby to rent spots from and there is street parking (mostly with meters) for guests.

The Orion is a great condominium community that I would keep my eyes on if I were in the market to buy a home in Downtown Silver Spring and if I was thinking about buying a condominium unit in Washington, DC, as it is just a few block from the district line.

1005 North Belgrade Road! Another home sale in Kemp Mill, subdivision in Silver Spring, MD...tied to the appraisal of another home



I was honored and delighted to help a client recently complete the purchase of this 4 bedroom and office plus 2.5 bath rambler style home at 1005 North Belgrade Road in Kemp Mill Estates, a subdivision in Silver Spring, MD.  My client was referred to me.

 Most home sales have an interesting wrinkle and this one was no different.  In order for my client to complete the purchase of this home, there had to be what is known as a cash out refinance on another home.  Another home went through a refinance and had to appraise at a certain value in order for the buyer to have sufficient funding to buy this new home.  There was a challenge with the original appraisal of that home and I offered to meet another appraiser at the home to use my real estate expertise to show the appraiser where I came up with the value, hoping that the appraiser would agree with me.  I am a Silver Spring and Kemp Mill real estate expert so I was very confident in offering my assistance on meeting the appraiser in relation to the refinance cash out. Without this appraisal I wouldn't have been able to sell my client the new home.  In summary, in order to move, my buyer needed 2 homes to appraise.

Fortunately the appraiser agreed with me on the value of the home being refinanced and my buyer's new home also appraised fine, so my buyer was able to complete the purchase.  

Buying and selling a home is a complex process, often containing unique circumstances and/or criteria in order for the transactions to be successful. That is why it is so vital for home buyers and sellers to recognize the expertise and value of realtors and why I pride myself on being full service.  When you are looking to move, you need to look at the value as well as the cost of realtors and understand how he or she is going to help you through one of the biggest purchases/sales of your life.

Other than thinking of me for their next move, the best compliment a satisfied customer can give me is referring their friends and family to me.



The buyers of this home were referred to me by clients who purchased a home in Silver Spring, Maryland a couple of years ago.  In fact these buyers bought a home roughly a mile away from the clients who referred them to me.  They both now live in a subdivision in Silver Spring called Kemp Mill Estates. Talk about a small world!

These clients moved to the area from Israel.  With the several hour time difference between Maryland and Israel, we coordinated our phone calls at times when we would both be awake and available.

They moved to the area for a job and I was able to refer them to a good lender who is experienced working (1)with buyers who relocate from out of the country and (2)whose loan approval was based on the salary of the new job. 

They wanted to live in Kemp Mill Estates and the market there is very tight. Homes in that subdivision tend to sell quickly with multiple offers.  I was able to find my clients a nice home and got them a great value for the neighborhood.

How is the Silver Spring, MD 20902 market? A look at the March 2016 market activity

The housing market in Silver Spring, MD 20902 was very strong in March, 2016.  

Here is some data taken from MLS,  
looking at single family homes and townhouses (excluding condos).

During March 41 homes sold after being on the market an average of roughly 2 months...and that average accounts for 1 home that was on the market for nearly 8 months before selling.  Sellers are getting close to asking price with the average sold price being less than 3% below what the homes were listed for, and that factors in sellers giving buyers closing cost help/a seller credit.


34 homes went under contract during March and on average, they were on the market a little bit over a month, which factors in 1 home that was on the market a little over 6 months 
before going under contract.

56 homes were listed in March and as of the date of this posting, 28 went under contract after being on the market an average of less than 2 weeks! 3 homes already sold andne sold right away, 1 was under contract in 4 days and was under contract in 8 days!

The Silver Spring, MD 20902 market was very active in March.

11512 Lockhart Place in Kemp Mill Estates: Another sold home in Silver Spring, MD. Buyers referred by 1 of my satisfied customers!

One of the best compliments a client can give me is a referral.  
 
The buyers of 11512 Lockhart Place were referred to me by their brother and sister-in-law, 
 
who brought me in as their agent, to help them find a home. 
 
 
11512 Lockhart Place is almost perfectly situated in Kemp Mill Estates, a subdivision in
 
Silver Spring, MD.  The home is on a small and quiet 1 block street,
 
close to the center of the neighborhood.
 
The sellers lived in and loved this home for 38 years.  It was time for them to downsize. 
 
The market is hot.  My buyers  and I were able to get into the home very quickly and they
 
decided that the home was a great fit for them.  We wrote a strong offer and with a few details
 
were under contract in just a few days. Settlement was smooth.
