1005 North Belgrade Road! Another home sale in Kemp Mill, subdivision in Silver Spring, MD...tied to the appraisal of another home

I was honored and delighted to help a client recently complete the purchase of this 4 bedroom and office plus 2.5 bath rambler style home at 1005 North Belgrade Road in Kemp Mill Estates, a subdivision in Silver Spring, MD.  My client was referred to me.

Call:  (301)943-4370

Most home sales have an interesting wrinkle and this one was no different.  In order for my client to complete the purchase of this home, there had to be what is known as a cash out refinance on another home.  Another home went through a refinance and had to appraise at a certain value in order for the buyer to have sufficient funding to buy this new home.  There was a challenge with the original appraisal of that home and I offered to meet another appraiser at the home to use my real estate expertise to show the appraiser where I came up with the value, hoping that the appraiser would agree with me.  I am a Silver Spring and Kemp Mill real estate expert so I was very confident in offering my assistance on meeting the appraiser in relation to the refinance cash out. Without this appraisal I wouldn't have been able to sell my client the new home.  In summary, in order to move, my buyer needed 2 homes to appraise.

Fortunately the appraiser agreed with me on the value of the home being refinanced and my buyer's new home also appraised fine, so my buyer was able to complete the purchase.

Buying and selling a home is a complex process, often containing unique circumstances and/or criteria in order for the transactions to be successful. That is why it is so vital for home buyers and sellers to recognize the expertise and value of realtors and why I pride myself on being full service.  When you are looking to move, you need to look at the value as well as the cost of realtors and understand how he or she is going to help you through one of the biggest purchases/sales of your life.

Any time you hear of anyone, whether it is family, friends or colleagues say that they are thinking of  buying or selling a home, think of me and tell them I will give a free and confidential consultation.
Even if they aren't in the market to move but have real estate questions, have them contact me at (301)943-4370 or adambashein@gmail.com.  And, if they are out of town, I know agents around the globe and refer clients to them.   I am here to help ensure a smooth move and always have time for your referrals.

Should you worry if a seller says he/she will only accept your offer if you agree not to cancel the contract based on the home inspection?

Every jurisdiction and situation is unique when it comes to home inspection contingencies in a sales contract.

Here's one way to see it, home sellers. Buyers with general inspections/as is and also opting to walk away if unhappy with the inspection is intended to make offers more attractive, that sellers don't have to further budget for requests/repairs as a result of the inspection. Some buyers are ok saying as is and no backing out. A number of buyers want the option to back out just in case something big, unexpected and overwhelming comes up at the inspection.

I have seen some sellers (via their realtors) counter offers saying that buyers cannot void a contract based on a home inspection and must negotiate.  It is a way for sellers to make it harder for buyers to get out of contracts, telling the buyers that they may try to negotiate inspection items of concern with their sellers but they cannot just cancel the contract because they are unhappy with the report.
This is a strong negotiating move for sellers and it  could possibly turn off buyers, make them think twice about agreeing to a contract with sellers if they like but aren't in love with the house. Buyers who really love a house, are confident and experienced in making home repairs, improvements may more comfortable accepting a contract when they cannot back out on the home inspection contingency...particularly if they feel they are getting the home at a good price.  It can be a good move by a home seller when he or she has multiple offers on a home, trying to make 1 offer a lot more favorable to the sellers than the others, if the other offers are pretty similar.  If you are a buyer and don't think you are in a bidding war with other buyers on the house, I would not agree to this unless you are getting a real sweetheart of a deal on the home, no matter how confident and experienced you are in home repairs and improvements.

Whenever a family member, friend or colleague mentions to you that he or she is thinking of moving. please make sure to have them contact me for a free and confidential no hassle consultation.  I will take great care in representing their interests and making it a smooth move.  Even if they aren't looking to move but have a real estate question, I would love to speak with them.  I always have time for and greatly appreciate referrals.

Maryland tackles Student Debt

Call:  (301)943-4370

The state of Maryland is making an effort to help potential homebuyers who have student loan debt. They’ve launched two specific programs within its Maryland Mortgage Program (MMP).
You’ve Earned It Program –This Maryland program gives a little bit more help to those first-time buyers who qualify for a MMP loan and also have a minimum of $25,000 in student loan debt (whether it’s in repayment or deferred status).
  • Recipients will get $5,000 as part of down payment assistance (DPA) deferred loan with 0% interest;
  • Recipients will receive 0.25% below the regular conventional and government interest rate for MMP 1st
The home must be located in a Sustainable Community (a wide range of localities marked in orange on this map.
Other conditions include: You must complete homebuyer education. You must use an approved lender. Condo buyers will need to purchase in a FHA or Fannie Mae-approved building.
Also available with the You’ve Earned It program — The Partner Match Program and the Maryland Homecredit Program.
Check out mmp.maryland.gov/EarnedIt for more information.
SmartBuy Program — This Maryland program is different since it’s focused on a specific and limited number of eligible properties that have been selected by the Department Real Estate Owned (REO).
There’s not as much flexibility in the selection of a home, but this could be an option for some buyers. So take a look at its current list of homes available for sale.
This program will pay off any outstanding balance on a borrower’s student loan at the time of the home purchase with certain restrictions. You must have a minimum of $1,000 student loan debt and up to a maximum of 15% of the home’s purchase price.
First mortgage will finance up to 95% of the sales price. A second mortgage will be a forgivable loan to pay off the student loan balance. A third mortgage can be in the form of a down payment assistance 0% deferred loan.
You must live in the house for at least 5 years to have your student loan debt forgiven.
For more information, check out mmp.Maryland.gov/SmartBuy

Tapping into Federal Loan Programs

There are several government programs that offer loans that are better for borrowers with student loans and on a tighter budget.
Each has different requirements and may not be a good option for you. However, one may make your homeownership dreams comes true.
  • Fannie Mae HomeReady Mortgage — allows up to a 50% DTI and 3% down payment.
  • VA Loan Guaranty – Buyers who have served in the military can qualify for a loan with 41% DTI. That can be overridden if some of your income tax free.
  • FHA Loan – Usually allows a 43% DTI but will sometime allow a higher DTI on case-by-case basis.

I hope this is helpful.

Anytime you or someone you know is thinking about buying or selling a home or has a real estate question, I would love to speak with them. Please either share their contact with me or share my contact with them...whatever they prefer. I always appreciate and have time for your referrals.

Making real estate fun. Add a little flavor to the transaction

Buying and selling a home can be a stressful process and it is nice to try and do something to

bring a smile to people's faces at the settlement table.

I was touring a listing today and they were serving cookies.

These brought smiles to my face.

I am knowing for bringing bagels to my settlements.

I am thinking of buying some or asking one of my baking friends to help me out :-)!

The Fall is a great time to buy or sell!

Cell:  (301)943-4370
adambashein@mris.com
www.basheinhomes.info

Below are several reasons why it is a good time to sell:

1.  Interest rates are still very low so your home.

2.  There is a lack of housing inventory

3.  Most potential buyers are back from their summer vacations and are in town, ready to
make a move if the right home comes up.

4.  While some buyers may have stopped looking because of the school year, there are buyers whose moves are more related to finding the right home and the right time is when the right
home comes on the market.  And, the right home can be your home, if your home shows well and is priced correctly.

5.  There are potential buyers who are renting and their leases are ending soon and/or they are renting month to month/on short term leases until the right home comes up.

6.  There are buyers who move for jobs throughout the year.

7.  The fall is a beautiful season, potential buyers appreciate curb appeal, front and back
yards, patios and decks.  It may be a hair cooler now than it was over the summer, so it might be an even more appealing and comfortable time for buyers to move.

8.  Buyers whose moves aren't tied to a certain time of year are serious buyers and those are the buyers who you want to consider your home.

Even if you aren't certain about listing your home for sale right now, you should invite me over to take pictures of your home right now, while it is beautiful outside.  I'll get beautiful pictures of your home without the lawn, driveway, any part of the house covered with snow, The pictures will be dark, as opposed to gloomy.  You sometimes don't get a second chance to make
a good impression with buyers.  We want your home to show well.

Here are several reasons why it is a great idea to buy in the fall:

1.  Interest rates are still at an historic low and who knows what the interest rates will be in
the spring.

2.  Your monthly mortgage may be less than what your monthly rent is/could be -- I can refer you to a lender to get you approved for a loan.

3.  You may be competing with less buyers for a home than you were over the summer, as some people time their moves around the school year and school is back in session.

4.  You can fully appreciate and see the outside of the home, the yard, patios and decks.

5.  The sun still sets pretty late each day so you can really take a good look at homes.

 6. If you buy in the fall, you can be in your new home for the holidays

7.  Any homeowner who has their home on the market during the fall season is serious about moving and so their move isn't tied to the school year.  You and a seller could be a perfect fit for each other.

8.  A seller whose home was on the market during the spring and or summer, didn't get sold results and is still on the market as we enter the fall, may be more open to negotiations if the home seems like a fit for you.

9.  Each month you continue to rent, you are paying somebody else's mortgage instead of building equity.

Whether you or someone you know is thinking of buying or selling their home, has a real estate
question or is just curious about t the market is doing, I would be delighted to meet and speak.  I am here to help make your potential moves smooth.  Whenever the time is right for you and yours, I would be delighted to speak.

I am always thankful and available for your kind referrals.

Listed and sold! 1218 North Belgrade in Kemp Mill Estates, a subdivision in Silver Spring, MD! Repeat business!

Cell:  (301)943-4370

www.basheinhomes.info

The best compliment a home buyer or home seller can give me is contacting me when they are ready to move/put their home on the market again.  The next best compliment is referring me to others who are ready to move and need a great realtor.

A few years ago the owners of 1218 North Belgrade Road in Kemp Mill Estates, a subdivision in Silver Spring, MD. enlisted me to sell their home.  Unfortunately the owners weren't getting the price that they wanted for selling the home so they asked me to also list the home for rent.  So I was able to find a renter for them.

Roughly two years later the owners of 1218 North Belgrade Road remembered me and I asked me to list the home for sale again.  Fortunately we got sold results and the sellers could move on with the next phase in their lives.

Whenever you, a family member, friend or colleague  is thinking of selling, it would be my pleasure to come over and give you a free, confidential no obligation market analysis of your home.  I would love the opportunity to work hard for you and to get you sold results.  Even if you aren't thinking of selling, but have real estate questions any time, please give me a call or send me an email.

I found the buyer for this home at 14654 Bauer Drive in Rockville, MD.!

I help people make moves all over Maryland and in Washington, DC.  And, on the buying, I pride myself in having patience as people decide where they want to live and making sure they are picking the right house to call home.

These buyers considered several areas over their many year home search before we came across this wonderful condo style home in Townes of North Creek Condominium community in Rockville, MD, just off of Bauer Drive.  This is very near Aspen Hill, which is becoming an ever more popular area for home buyers.  It was an extremely well kept home and you wouldn't have known by the property condition or access to the home that the seller had been renting the home out.  The tenants were nice and neat.    This is a really nice community in a great location, very close to shopping and to a pool, near the Bauer Drive-Norbeck Road Intersection.

This is a brick home with a large eat-in kitchen and a daylight walkout basement.  It also has a serene feel, with a nice fenced in patio.

One of the benefits of this community is that the monthly condo fee covers utilities and maintenance.  So, an owner doesn't have to budget for purchasing such items as an a.c. unit or hot water heater. In addition, the condo has a reserve fund for when such things as a roof need to be replaced.  It is really  unique, low maintenance situation for home owners and I am so happy that my clients now call 14654 Bauer Drive home.

By the way, any time one of your family members, friends or colleagues is considering making a move, the first thing they should do is contact me for a free, no hassle consultation.  I have patience and will make sure they make a great move with high service and low pressure.  Any time they have a question or want to talk about the real estate market, I am here for them.  I always appreciate and have time for your referrals.  Thanks!

I found the buyer for this home on 11229 Bybee Street in Kemp Mill Estates, a subdivision in Silver Spring, MD!

My buyer's home search began a few years and we knew there was a match when this home came
on the market in the end of April, 2015.  With some homes you have the sense that they are meant for certain buyers and I had that sense for two reasons.

The first reason is that my buyer's family lives in Kemp Mill, this Silver Spring subdivision and his parents own this same model home.  In addition, he is family oriented and the home is just a few blocks from where his parents live.

The second reason I felt this home was meant for my client is that it wasn't just a fixer upper, but the home was full of the seller's belongings.  It was an estate sale and when the home came on the market it was full of the seller's belongings.  Two things worked in my buyer's favor:  (1) again, he was familiar with the layout and (2) his family is in the renovation business so he and his father could look past the seller's belongings and focus on the home, its potential.   The selling party loved the fact that he is local, wanted to live near his parents and we had a very nice transaction.

My client is delighted with the home and is in the process of renovating it.  Living in the neighborhood and being friends with the buyer, it has been a pleasure watching him fix the home up.  I will be more excited when he finally moves in.

Whenever you come across a family member, friend or colleague that is looking to move, I promise to take great care of them with high service and low pressure, making sure it is a smooth move.  If they aren't looking to move but have real estate questions, want to talk about the market, it would be my pleasure to meet and speak with them.  I am always thankful and have time for your referrals.

Another Silver Spring, MD home sold by Adam Bashein - 1151 Kersey Road

Call:  (301)943-4370

It was a pleasure helping my buyers secure this beautiful colonial home at 1151 Kersey Road in Kemp Mill, a subdivision in Silver Spring, MD.  These buyers moved into town from California and were referred to me by friends.

It features a one of a kind kitchen and 3 main level living spaces. This home was designed for entertaining.  There are 4 bedrooms upstairs and a huge basement with a room that makes a perfect office.

This home has a deck just off of the main level living room...great for eating and entertaining outside.

This home is in a fantastic location, very close to the local Kemp Mill Shopping Center as well as other nearby supermarkets and malls. As far as recreation, there are parks nearby. This also makes for a great commuter home, being near a local public bus stop, a few minutes away from the Wheaton Red Line Metro Stop and close to Route 495 - easy to commute within MD, to Washington, DC and Virginia.

The former owners sold this home without a realtor, but had the foresight to cooperate with buyer agents. So, I commend them for recognizing that buyers need representation and agreeing to work with realtors.

The buyers had specific wants and needs, and I was fortunately able to secure this home for them.
They should be blessed with many years of happiness in this home.
By the way, whenever you or someone you know is thinking about moving, has a real estate question or wants to find out about the market, please call or email me. I am hear to help and always have time for your referrals.

My listing at 700 Hermleigh Road in Silver Spring, MD Just sold!

Call:  (301)943-4370

A short while ago, I walked out of settlement for 700 Hermleigh Road, a colonial home in Kemp Mill, a subdivision in Silver Spring, MD.  The sellers were referred to me by another client, who sold one home and bought another home with me in the last year or so.  The best compliment I can get is a referral from satisified clients, customers, family and friends.

This is a very unique home on just under a half an acre of land, with 5 bedrooms upstairs; a main level bedroom/au pair suite; featuring a kitchenette and private bath; a main level living room, dining room and kitchen; plus a lower level play area and a private office.

The buyers are moving into the neighborhood from the Woodside area, another part of Silver Spring.  They live in a town home and with their growing family, it was time to find them to move.  Their best friends, live just a few houses away from 700 Hermleigh Road.  It's a very social block and subdivision, so I wish the buyers many new friends and memories at 700 Hermleigh Road.

Whenever you or someone  you know of is thinking of moving, selling and/or buying, has a real estate question, and/or is curious about the market, have them contact me today:  (301)943-4370 or adambashein@mris.com.  I always have time for and appreciate your referrals.

Another Silver Spring, MD home sale by Adam: 11718 Kemp Mill Road in Kemp Mill. Great value for my buyers.

Call:  (301)943-4370

It was a pleasure helping my buyers get a fantastic deal on their home purchase at 11718 Kemp Mill Road, in Silver Spring, MD.  They needed a bigger home, in a very specific part of the neighborhood and everything worked out perectly.  When we came to an agreement on terms with the seller, I thought it was a great value for my buyers and this was confirmed by the home appraisal coming in significantly above the sales price.

These were strong buyers, which helped in the negotiations.  They were able to get approved for a loan for the sales price without having to sell their current home.  Many buyers who are moving from one home to another home want their home purchase to be contigent on selling their current home.  Fortunately, my buyers made their offer more attractive by not having a home sale contingency.

This would be a great home both for a first time home buyer, who has the resources to get in the price range and a perfect home for a move up buyers.  Featuers inside the home include 3 main level living spaces; a main level laundry area; 4 bedrooms upstairs and a large basement with a rough in for a bathroom.  Outside is a large level back yard and a storage shed.  There is plenty of parking with this long two car wide driveway plus carport.  My buyers should be blessed with many memories at 11718 Kemp Mill Road.

When it comes time for you, a friend or family member to move, please call.  I am here to represent your interests and get you the best value possible, for buying and selling in MD and Washington, DC.
