Snow humor and a tip

You can tell where the propery line stops/starts by the amount of snow on the sidewalk,  l.o.l.

Seriously, do whatever you can to shovel, even if it means paying someone so people can walk safely
on the sidewalk and not in the streets. 

Sometimes walking in the street is unavoidable...if there are no sidewalks.

Tip:  when you are walking on the street  wear a reflective vest.  Get one for every member of your family.

Walk and drive safely, aware of your surroundings.




Be safe out there.

I found the buyer for this home on 11229 Bybee Street in Kemp Mill Estates, a subdivision in Silver Spring, MD!

My buyer's home search began a few years and we knew there was a match when this home came
on the market in the end of April, 2015.  With some homes you have the sense that they are meant for certain buyers and I had that sense for two reasons.  

The first reason is that my buyer's family lives in Kemp Mill, this Silver Spring subdivision and his parents own this same model home.  In addition, he is family oriented and the home is just a few blocks from where his parents live.

The second reason I felt this home was meant for my client is that it wasn't just a fixer upper, but the home was full of the seller's belongings.  It was an estate sale and when the home came on the market it was full of the seller's belongings.  Two things worked in my buyer's favor:  (1) again, he was familiar with the layout and (2) his family is in the renovation business so he and his father could look past the seller's belongings and focus on the home, its potential.   The selling party loved the fact that he is local, wanted to live near his parents and we had a very nice transaction.

My client is delighted with the home and is in the process of renovating it.  Living in the neighborhood and being friends with the buyer, it has been a pleasure watching him fix the home up.  I will be more excited when he finally moves in.

As we enter May, here is a Kemp Mill Area 2014 Market Update

In April we saw more homes come on the market than in either January, February or March.  According to MLS, in the Kemp Mill 20902 area, part of Silver Spring, MD.  (including Springbrook Forest just off of Kemp Mill Road; doesn't include University Towers) 

According to MLS, 5 homes were listed in both January and February, then 4 in March and 9 in April (1 home was accidentally listed twice, so one of the listings was taken off the market and I count only 1 of the listings). 


How does this compare to homes going under contract and ultimately selling or renting-- the real measure of the market.

According to MLS, in January 3 homes sold or rented; 1 home accepted a rental application, but it went back on the market (the deal didn't work out)

No homes sold or rented in February. 1 rental application was accepted, though that deal fell apart because the property subsequently went back on the market and accepted another application.   

In March, after an average days of market of just under 2 months, 3 homes went under contract/had a rental application accepted.  1 of these homes was under contract in just 11 days.  It showed well and was in a very desirable part of Kemp Mill.  4 homes sold or rented in March.  These homes were on the market an average of 52 days before going under contract, but the median days on  market was 14 days (1 home was on the market for a while, which impacts the overall average days on market) ; 

April was a pretty active month, as 5 homes went under contract/a rental application accepted after being on the market an average of just under 30 days.  1 home was on the market just under 3 months and 1 home was on the market for 40 days, which impacts the days on market..  The other 3 homes went under contract in less than 2 weeks...those were obviously very well positioned in the market.  3 homes sold or rented in April. On average these homes were on the market just under 3 months before going under contract/having a rental application accepted.  However, 1 of the homes was on the market for over 5 months, so that obviously severely impacted the average days on market.

Currently, according to MLS, there are 16 homes on the market (1 just came up today).  
EXCLUDING the 1 just listed, these homes have been on the market an average 129 days --- over 4 months! The median average is 70 days/just over 2 months.  6 homes have been on the market for over 5 months, including 2 that have been on the market now for over a year.  As we are hearing and seeing, it is a seller's market.  Because of this, some sellers are reluctant to re-position their homes (lowering price) if they aren't getting contracts  Sellers have to see that today's buyers are savvy and won't pay price/even make an offer if a home doesn't show well and or isn't priced well.  Even if sellers tell their agents something along the lines of they will negotiate if an over is presented,  buyers may be reluctant to make an offer/negotiate with someone who has been stubborn at a list price.  Actions speak louder than words.  Homes that are moving are going under contract/getting rental applications very quickly.

The Beth Joshua Program for families looking to relocate near Melvin J. Berman Hebrew Academy and Beth Joshua in Rockville, Maryland



The Beth Joshua program is run by me alone. It is entirely subjective. I am looking for families to locate near MJBHA and Beth Joshua. I am willing to make a $20,000 loan which hopefully will be forgiven in the future. The loan will be made to couples (hopefully with one or more children. If no children, there must be expectations that eventually, G-d willing, there will be children). The couple must be orthodox, shomer Shabbat of a hashgafa that is reasonably in line with MJBHA. Both parents must be Jewish, and it must be two parents (husband and wife). The man must expect to be at almost all Shabbat and Chag minyanim when in town, and to be in town most Shabbossim. The couple must expect to send their children to MJBHA through at least eighth grade unless there is a very compelling reason otherwise.
The loan will be forgiven when all the following have occurred:
(1) The couple has lived in the community ten years.
(2) The couple has children who in the aggregate have attended MJBHA for twenty school years.

The above is specific, but to qualify, I must talk to at least one of the husband or wife, and I have always been able to let someone know after one conversation. This is not a guarantee, but an expectation.

Montgomery County Real Estate Market Update,Based on December 2009 Real Estate Information


So,how is the Montgomery County Real estate market? Is it getting better? Is it getting worse? Or is it the same?

The answers may vary by neighborhoods/sudivisions and zip codes. The website below from mris,is an overall picture and these reports come out in the middle of each month. Information is deemed to be accurate but not guaranteed.

Here are some highlights:
1. Comparing all of 2009 to 2008, the average days a home was on market until sale improved by 12.1 %, and comparing December 2009 to December 2008,the average number of days a home was on market until sale improved by a 32.5%!

2. Comparing all of 2009 to 2008,the median sale price of homes was down 13.2%.Some buyers have taken advantage of this opportunity. On the bright side for home sellers,comparing December 2009 to December 2008 the median sales price of homes was down only. 2.9%...a marked improved from the recent of the year and a possible sign for home owners and future sellers that home sale prices are on the upturn.

3. 12.8% less homes went on the market for sale in all of 2009 compared to all of 2008,while 3.6% less homes went on the market in December 2009 compared to December 2008. Furthermore,comparing all of 2009 to all of 2008 closed real estate sales where up 21.1% and comparing December 2009 to December 2008,closed real estate sales were up 18,2%. So while less homes have been going on the market,more homes have been selling--supply of homes is down,which is good for home sellers whose houses are for sale,are priced well and show well.

August 2009 Montgomery County,MD Real Estate Statistics,compared to year to date and 2008 real estate market inforrmation

A couple of positive signs of the changing Montgomery County, Maryland real estate market that you'll see from the statistics and graphs:

1. 8/09 sold and settled real estate sales up 17.1% from 8/08 and 2009 year to date is up 14.1% compared to 2008 .

2. 8/09 homes under contract ("pending") is up 38.6% from 8/08---a tremendous amount of more buyers getting off the fence go buy last month,perhaps to take advantage of the first time home buyer tax credit that expires in a couple of months. (There is lobbying going on to extend the credit) and 2009 year to date contracts are up over 30% from 2008.

3. In 8/09 the difference in list price to settled price (not including seller subsidies) was up 1.3% from 8/09 and 2009 year to date is down less than 1% compared to 2008.

4. Active homes for sale in 8/09 were on the market until sale an average 84 days, while in 8/08 it took 98 days on market until a sale. Year to day 2009 homes have been on the market until sale an average of 100 days compared to 101 days in 2008.

5. There was 44.4% less inventory of single family homes on the market in 8/09 compared to 8/08 and 47.4% less inventory of condos/townhouses on the market in 8/09 compared to 8/08.

These statistics are showing more home buyers are making purchases and less homes are now available---an increase in demand for homes. If you are a buyer and see a home that you really like, you shouldn't wait too long before making an offer as these statistics suggest that other buyers may be looking at the same home you are. This is also a good sign for home sellers that if there homes show well, are priced well and are easy for buyers to preview,that they will sell.
