Listed and sold in White Oak, part of Silver Spring, MD in 3 days, beating a foreclosure notice!

I listed and sold 10702 Meadowhill Road, a 4 level split in White Oak, a part of Silver Spring, MD.
The house is in Northwest Branch Estates, boasts 4 bedrooms and 2 baths upstairs, a 5th bedroom with bath one level down.  The main level has a kitchen, of course :-), dining room and living room plus access to the deck in the backyard.  Down one level, on the same level as the 5th bedroom is a family room with a side entrance to the driveway.  The lowest basement is a recreation/office area plus workshop.  
We listed the house on a Sunday morning and 3 days later we were under contract with a strong as is offer from the buyer.

Unfortunately it was a tight situation financially and the buyers worked with us in moving up the settlement date to beat a foreclosure notice, so it could be a clean sale, the seller could get some proceeds from the sale of the house.  With the quick and sudden settlement, the buyer allowed the seller to do a 45 day rent back  With a great team effort from surrounding friends and kind people, we were able to help the seller pack what she needed to take, get rid of items she didn't need and get the house empty and clean for the buyer.

Special kudos to the settlement company for going above and beyond in not just regular communications but working to keep everyone calm and focused, during a particularly intense sales process.  It's never easy for someone to move after living in a house, being part of a community for over 20 years.

The magic price range in the December 2017 Housing Report for Single Family Homes in Montgomery County, MD, is $300k-$499,999

According to GCAAR's December 2017 monthly sales report for single family homes in Montgomery County, MD., more homes were listed for sale, went under contract and settled in the $300k-$499,999 price range than in any other price range.  There area lot of buyers in this price range.  

That being said, during December a good number of homes in other price ranges:  $200k-$299,999; $500k-$899,999.  

New listings, contracts and settlements in December were down significantly from December 2016.

With inventory down, the market continues to be solid.  Looking at the 'Average & Median Price' chart above, we see that prices went up significantly from 2016 to 2017, as the average sales price for 2017 was $594,820 while the median sales price was $480k.  "median price" adjusts and accounts for homes that sold significantly above or below most of the homes in the area.

Making yourself memorable! Nearly 6 years later a potential client reached out to me!

On Saturday night I was retrieving messages and nearly dropped my cup of coffee when one was a note from somebody who reached out to me roughly 6 years ago!  

I had recently closed a sale in this person's community and, as part of my marketing, sent a sold card mailer to my sphere of influence as well as to neighbors in the community who would benefit from my services if they were considering moving.  

The person invited me over to her home on Monday morning, showed me my business card that she has kept all of these years.  She still has the mailer.  She reminded me that we had met roughly 6 years ago, talked about the market as she was considering moving, went out to look at a home she was interested in.  The problem was that the numbers didn't work for her to move at the time so she stayed in her home.  

It looks like the time has come for her to move and she wants me to be her agent...of course!  

Part of me wishes that I could remember that specific moment and what I specifically said in our meeting that made her decide to keep my contact information for over half a decade so she could call me when the time was right for her to move.  The other part of me says that whatever my amazing sales pitch was, we simply had a nice connection and I am incredibly grateful that she remembered me.

There have been appointments where, even though I thought things went really well with potential clients that they didn't feel the connection, and appointments that I didn't think went particularly well but the potential clients felt a connection and we worked through a home sale together.  



The most amazing part of this story to me is that I was with a different brokerage at the time of our first encounter and my business card had some information that is no longer valid.  My broker's number and my email address are different now than they were then.  Thankfully my cell phone number has remained the same.  She googled me to confirm who I am, reached out to me and I look forward to helping her move.  I am so flattered that we had such a connection and that she wanted me to be her realtor that she went through the extra effort of confirming my contact information so she could find me.

There are at least 2 lessons here.

The first is to never stop marketing. Printing will never go away. People read to post cards and, if you have a mental block about printing, run compelling digital ads.  Or do both if your budget allows.   

The second is to make a positive lasting impression at your meeting so either the person will enlist your services at the end of the meeting or if, after the meeting the person decides that the time is not right now to take an action, that he or she will have you top of mind when the time is right.

1005 North Belgrade Road! Another home sale in Kemp Mill, subdivision in Silver Spring, MD...tied to the appraisal of another home



I was honored and delighted to help a client recently complete the purchase of this 4 bedroom and office plus 2.5 bath rambler style home at 1005 North Belgrade Road in Kemp Mill Estates, a subdivision in Silver Spring, MD.  My client was referred to me.

 Most home sales have an interesting wrinkle and this one was no different.  In order for my client to complete the purchase of this home, there had to be what is known as a cash out refinance on another home.  Another home went through a refinance and had to appraise at a certain value in order for the buyer to have sufficient funding to buy this new home.  There was a challenge with the original appraisal of that home and I offered to meet another appraiser at the home to use my real estate expertise to show the appraiser where I came up with the value, hoping that the appraiser would agree with me.  I am a Silver Spring and Kemp Mill real estate expert so I was very confident in offering my assistance on meeting the appraiser in relation to the refinance cash out. Without this appraisal I wouldn't have been able to sell my client the new home.  In summary, in order to move, my buyer needed 2 homes to appraise.

Fortunately the appraiser agreed with me on the value of the home being refinanced and my buyer's new home also appraised fine, so my buyer was able to complete the purchase.  

Buying and selling a home is a complex process, often containing unique circumstances and/or criteria in order for the transactions to be successful. That is why it is so vital for home buyers and sellers to recognize the expertise and value of realtors and why I pride myself on being full service.  When you are looking to move, you need to look at the value as well as the cost of realtors and understand how he or she is going to help you through one of the biggest purchases/sales of your life.

My listing at 302 Burnt Mills Ave in Burnt Mills Manor, a subdivision in Silver Spring, MD Just sold! I used an out of the box open house to secure the buyers

On Monday we closed on my seller's now former home at 302 Burnt Mills Ave in Silver Spring, MD., located just off of Colesville Road/Route 29 in a subdivision called Burnt Mills Manor.


The home is a cozy 4 level brick  split with a custom addition that created an eat in kitchen.  Most split levels in this neighborhood don't have eat in kitchens.  The home has good bones and was a good opportunity for these buyers to get into a home, in a neighborhood they like, at a price they could afford and put their personal touches on the home to make it their own.

Despite being just off of a main road, Burnt Mills Manor is a quiet destination subdivision, meaning you don't drive through this coming to enter another community, almost like a no outlet street.  And, 302 Burnt Mills Ave is at the end of the street, very close to a walking trail.

On the selling side, I did target marketing, moved some items around and out of the house during the listing period, did some small home improvements to make the home show better and took a new set of pictures to show the changes to the home from when it was first listed.

The biggest challenge we faced and other sellers may face depending on the draw and desirability to specific neighborhoods was finding the buyer with the desire as well as vision to update the home.  Some buyers are of the mindset/temperament that they only want to buy fully updated/renovated homes.  

Late in the summer, to re-fresh the listing, since I thought the home showed better than when it was first on the market, we had a new set of pictures taken with floor plans of the home.
Labor Day Weekend was quickly approaching and I had a vacation planned.  So I decided to have a Pre-Labor Day weekend open house, holding the house open Thursday from 5 p.m. to 7 p.m. and 1 of the buyers came through the house with her agent.  On Sunday, the buyer's agent brought her and her husband back to the house to write an offer and after a few days of negotiations the buyers and sellers agreed to terms, I came back to town from vacation for the day to meet the seller and he signed off on the contract.

I wish the buyers happiness in their new home.

I am a full service realtor and have been called upon by clients, both veteran and rookie investors to rent their houses up for them.

It was their first time renting out the house.  The owners lived in the home for several years and then moved out in part to shorten their commutes to work and in part to downsizing. So, I worked with the owners in getting the home licensed in Montgomery County, Maryland and coordinated meetings with inspectors, contractors to make the home move in ready for the renters.  The owners did everything to make the house move in ready and I was able to find them tenants who are in the area for a tour of duty with the Embassy and we signed them to a 3 year lease.

'The missing disposal'.

So there I was showing a client around a home with many customizations including a kitchen with 2 ovens, 2 dishwashers and 2 sinks.  Usually every kitchen sink has a garbage disposal and we could only locate 1 disposal.  We looked high, low and around the kitchen.  My guess is the selling party didn't recall where the location of "the missing disposal" because they had rented the home for a number of years before deciding to sell.

My buyers loved the home and decided to put an offer in.  One of my first questions for the home inspector was to locate the "missing garbage disposal".  He didn't see it either.
I decided to check the GFCI outlet to the left of the sink, pushed a button and that is where the button for the garbage disposal was subtly placed. 
Remember to take copious notes during home renovations and keep them handy in case you need to use them and in case, when it is time to sell, a buyer asks you a question about the home that you can't recall.

Another Silver Spring sale! I just sold a ranch style home on an awesome lot in Springbrook Forest!

On Tuesday afternoon My buyers settled on a charming home located at 12319 Brookhaven Drive located in a subdivision of Silver Spring, MD. called Springbrook Forest.
 
It's rare to find a home that has the perfect blend of charm, set back on a large corner lot and at
the same time located in a convenient location.  I look forward to
seeing the personal touches that the new home owners put on their home.


 
My goal is to learn something knew in every home sale because every home and sales situation has its unique aspects.  There are almost always 1 or 2 things that I remember and associate with a specific home purchase.
 
This home has a well which is underground.  The selling party was very nice and came out to mark the approximate location of the well so it could be dug up and inspected.  It got a little exciting because we reached out to the county to get more information on the system and the county had recently talked with a contractor about a well and septic system on a home with the same street name as my client's new home and the county got confused by our call, thought we were following up on the other home. Thankfully everything was cleared up.
 


Another interesting aspect of the sale was related to getting a final water meter reading for the
home before settlements.  Most older homes have inground meters that most laymen cannot access and so we rely on WSSC to get a meter reading after settlement.  WSSC insisted that there was a water meter in the house.  Keep in mind that this is currently a 1 level ranch style home and so it if there is an indoor water meter, it should be fairly obvious where it is. I didn't know where the meter was and neither did the selling side.

After looking around for the water meter and checking out the house, I called the radon inspector because I noticed that he put the remediation system in.  So we talked and I asked if by the way he saw a water meter in the house.  He said there was one in the back outside of the house in a certain area.  Fortunately I found it and was hoping that WSSC meant outdoor meter instead of inside meter.


 
So I emailed a picture of the water meter to the settlement company, gave them the water meter
reading, was thankful that this was behind us and left the house for another appointment.

The settlement company reached out to WSSC with what the water meter information I provided them.  However, WSSC still insisted from their records that there was a meter inside and I need to find it, tell them that meter reading and make sure that the numbers on the inside and outside meteres matched.

I went back on another field trip to the house. It felt like a scavenger hunt :-).  I stepped into the laundry area was looking to my left and right, up and down and something about a metal pipe and a wooden table that was screwed in intrigued me.  With the selling side's permission because you need permission to move items on their property, I was able to remove the wooden piece, and the inside water meter was directly underneath the wood, facing upward. Thankfully I found the inside water meter, WSSC was happy and we moved on. 

I should mention that this was an estate sale and it was amazing that the estate knew where the septic sytem was and understandable that the selling party didn't know where water meter was.  Often when a home is an estate sale, sellers disclaim information instead of disclosing/answering questions because the estate cannot reasonably know some information about a house if they aren't live there.  Everyone was understanding, cooperative in just trying to get to the answer and we we were all smiles at the settlement table.









Congratulations to my buyers on this amazing home purchase.  The home has so much character and being on a huge corner lot there are so many ways for them to enjoy their new home.

A picture is worth a thousand words and could turn away potential buyers for considering touring your home!

As I was previewing one of my automatic emails of home searches for a client, one home came on the market and I remember it because of one particular photo in the listing.  No, it isn't their beautiful kitchen, bathroom or yard.  It is a picture of a cat.   Usually all of the photos in a listing are of the home - the exterior and the interior, plus possibly pictures of the community and conveniences, such as  gyms, pools, lakes, parks, shopping centers and beltways/trains --if you are selling the home as a commuter home. The pictures do not tend to include 'personal photos', such as pictures of the family and/or their pets.

The picture of the cat stood out to me because pets tend to be something that people love or hate and there are people who are allergic to cats.  If a buyer has an aversion to cats for any reason what so ever and sees a picture of a cat in a listing, he or she is more likely to remember that picture than the pictures of the beautiful kitchen, bath, etc.  In other words, that buyer is probably focussed on the pet and not the home and has ruled the home out as a possibility.



It is quite possible that the sellers and their agent thought it was a good idea to show a picture of the cat in the listing so people will either immediately be excited (if they love pets), ambivolent (they don't care one way or another about pets) or turned off (if they hate and/or have pet allergies),  Some people also assume that homes with pets are not neat, are more likely to have rodent issues, which could turn potential buyers away.  You never know.  Pictures put a lot of good and bad ideas in people's heads.  If I was a seller and had pets, I would strongly consider having mets pets stay in a 'pet hotel', at a friend or family member's home during the listing period because people either love or hate them and you want buyers to focus on the home, not your pets.  So I understand if it is a way of disclosing, but think it would be better to say in the notes to agents and buyers that there are nice cats in the house --- which this listing does.  

To me, the best ingrediants to a successful home sale are a clean home that is priced well, easy to show and uses photos in their listings that are most likely to positively grab buyers' eyes, as they do their internet home searches, possiblydeciding from the online search which homes are worth seeing and which ones to pass on.  We don't want buyers to pass on homes because of photos.  But, the reality is a picture is worth 1000 words.  In MLS, you can currently post up to 30 pictures in MD& DC listings (and possibly more with virtual tours).  Make your home shine in every way possible,  And, remember, sometimes more is less.  If between your home, community features and items of interest there aren't 30 great photos to display, choose the photos that are most likely to help sell the home.  On the other hand, listings with too few photos, no interior photos could be perceived by buyers as homes which don't show well, have issues. Let your realtor guide you.
