The interesting real estate history of a local home.

House of the day with some interesting history.
A spacious 5 bedroom and 3 bath rambler in a cul de sac near Georgia Ave and Layhill Rd.
Originally the back of the house used to be the front of the house, I believe before the cul de sac and neighboring houses existed. Below is "the original front" and what is now the back of the house.

So you left the house on a different street than the street is currently on.  The home's original address may be different than the home's current address!
The owner put an addition on the house, converting the front of the house into the back of the house while the other houses on the street were being developed. That makes a lot of sense because the other houses on the street look different in style and in build.
Perhaps because of the way the lots in the cul de sac were subdivided,
 the owners of the home didn't think they could gracefully create a full driveway and/or garage.
My client and I were looking at possibilities to extend the driveway and/or add a garage

I love coming across unique homes with history behind them.

Sold in Kemp Mill, a suburb in Silver Spring MD -- 703 Kersey Road! A Successful Short Sale!


I just sold this 5 bedroom, 3.5 bath home at 703 Kersey Road in Kemp Mill, a subdivision in
Silver Spring, MD.  It is a centrally located, newer built for the community -- according to MLS, in 1987.  The home features a great master bedroom with a huge master bath, a main level bedroom with a dual entry full bath, 3 main level entertaining areas, main level laundry and a large lower level that has a private office.

As the title of this post says, the home was a short sale, which in layman's terms means that a seller is asking the lender(s) he or she has a mortgage with to forgive the balance between what the sales price is and the amount that the seller owes on the mortgage(s).  This process can take a while.  The short sale was approved a couple of months after we were under contract and that isn't bad. I have had properties under contract for months waiting for a short sale to be approved.  

In addition to needing patience, among the things to think about if you are going to put an offer on a home that is a short sale are (1) the home is almost always sold as is---meaning a buyer can do a home inspection for informational purposes but shouldn't count on being able to negotiate inspection items with the seller; (2)have a good home inspector and contractors to come to the house before the contingency period is over to evaluate the concerns if any that the inspector raised: and (3) a lender who is good and experienced with short sales and can close a loan quickly after the short sale is approved, working through some unusual aspects in the transaction.

So delighted that we successfully settled on 703 Kersey Road, a location that my buyers have been eyeing for a long time, hoping that the right home would come up.  

The phrase I use and is illustrated below is bagels and lot = a sold house.

Other than thinking of me for their next move, the best compliment a satisfied customer can give me is referring their friends and family to me.



The buyers of this home were referred to me by clients who purchased a home in Silver Spring, Maryland a couple of years ago.  In fact these buyers bought a home roughly a mile away from the clients who referred them to me.  They both now live in a subdivision in Silver Spring called Kemp Mill Estates. Talk about a small world!

These clients moved to the area from Israel.  With the several hour time difference between Maryland and Israel, we coordinated our phone calls at times when we would both be awake and available.

They moved to the area for a job and I was able to refer them to a good lender who is experienced working (1)with buyers who relocate from out of the country and (2)whose loan approval was based on the salary of the new job. 

They wanted to live in Kemp Mill Estates and the market there is very tight. Homes in that subdivision tend to sell quickly with multiple offers.  I was able to find my clients a nice home and got them a great value for the neighborhood.

How is the Silver Spring, MD 20902 market? A look at the March 2016 market activity

The housing market in Silver Spring, MD 20902 was very strong in March, 2016.  

Here is some data taken from MLS,  
looking at single family homes and townhouses (excluding condos).

During March 41 homes sold after being on the market an average of roughly 2 months...and that average accounts for 1 home that was on the market for nearly 8 months before selling.  Sellers are getting close to asking price with the average sold price being less than 3% below what the homes were listed for, and that factors in sellers giving buyers closing cost help/a seller credit.


34 homes went under contract during March and on average, they were on the market a little bit over a month, which factors in 1 home that was on the market a little over 6 months 
before going under contract.

56 homes were listed in March and as of the date of this posting, 28 went under contract after being on the market an average of less than 2 weeks! 3 homes already sold andne sold right away, 1 was under contract in 4 days and was under contract in 8 days!

The Silver Spring, MD 20902 market was very active in March.

I found the buyer for this For Sale By Owner at 11708 Fulham Street in Kemp Mill, a subdivision in Silver Spring, MD.!

One of my friends was moving out of town and trying to sell their home without a real estate agent.
They had told me that they would cooperate with me if I found a buyer for their home.  It is a beautifully and uniquely renovated home in the center of Kemp Mill Estates, a subdivision in Silver Spring, MD.  The home also has a rare detached 2 car garage.  Most homes in Kemp Mill Estates don't have garages.

So, I had a buyer consultation with my new clients in the beginning of June and we discussed this home at 11708 Fulham Street in the center of Kemp Mill Estates, a subdivision in Silver Spring, MD.  We went through this home 2 times and discussed the value of the home.  This may have been the most renovated split foyer home that I have seen and so, while we knew it was worth more than your typical and even nicely updated split foyer, it was hard to determine the value.   

So the appraiser came to look through the home, took notes and gave me plenty of time to discuss how everyone arrived at a price.  More and more appraisers are letting agents explain how a price/value was arrived at.  We continued to go forward toward settlement.

We had the home inspection and the home was in very good shape.  No home is perfect but the home was kept up very well.  We were able to come up with an amicable solution on inspection items that the buyers asked the sellers to address.

All in all, it was a pretty friendly and smooth transaction, especially considering that the sellers moved out of the country before settlement...but they were very accessible, easy to work with,

The buyers are delighted with their new home, excited to plant roots in the neighborhood after renting for several years.  It was a pleasure to work with them and negotiate a good deal with them.  Some home searches take months and years. In this case, it took a very short time because we found the right home and got the sellers to work with us toward a happy conclusion.

When these buyers approached me, they gave me very specific search parameters if they
were going to move.  They owned a town home and were ready for a single family home, if it had a very nice backyard and it was a nice fixer upper.  Like most town homes, they had a very small yard, which is good if you want low maintenance.  But, if you love the outdoors and you, your kids want to play outside, you need to go to the park.  There are several parks in the Silver Spring area but it is nice to have your own yard.  These clients also enjoy home improvement projects so they weren't turned away by old, outdated homes.

This home at 12013 Kemp Mill Road fit the bill perfectly.  While the home is on a "main street" it is very far set back, has a scenic feel and sits on just under an acre of land.  So it feels very private.  Beautiful yard, great play area and a great place to take photographs. One of my clients is a photographer.

The home also had a lot of charm and character but needed updating.  We learned through the home inspection of some big issues that had to be considered, and these issues definitely gave the buyers something to think about.  Fortunately, we were able to negotiate an amicable resolution with the sellers and it was a very pleasant transaction.

My clients love their home and have already done so much to it.  I am fortunate to also call them friends and it has been a delight coming over, watching the home transformation.  It almost feels like I am watching a realty show.  It is great seeing the smiles on their faces and how excited they are to have friends come over.

They should enjoy the home for many years and create many memories.

Some home searches involve very specific types of needs in both model and location.  And, by location, I don't just mean city or subdivision.  This home is a rare, with 4 main level bedrooms and was also in very close proximatey to a destination that the buyers wanted/needed to be in.  The home search took years and I am so happy for the buyers that we came across a home that was a great match for their wants and needs.

An analysis of the June 2014 Silver Spring, Maryland Real Estate Market

How is the Silver Spring Market?  Let's first look a general look at the Montgomery County, MD Housing Report for Single Family Homes, courtesy of GCAAR.


 Yes, neighborhoods vary, but this trend is important to look at as well to get a feel for the local market of single family homes. Listings were up by 14.4% in June compared to June 2013 and listings are up year to date 44.1% from last year. Everyone is hearing it is a good time to sell, good interest rates. The percent of contracts was down compared to last June and comparing last year to this year, year to date. It looks like more homes were put on the market in June than went under contract, so there is a net of more inventory. Settlements were also down compared to last June and overall last year.

To me the listings and contracts sections are most relevant. If we look to the right of the page, 'Sales Trend', "contracts ratified per month", you can see the market was very hot last June, with about 1000 homes going under contract. The numbers dropped for a few months, increased in October and then dipped until January when the market got hot again....even with the bad weather coming contracts trended up in February, March and April before going down in May and June. My theory on the winter is that some sellers held back their homes until the weather was better and buyers so a lack of inventory. Going down to the pie chart, 12.2% of the contracts were in the $500k-$599999 range and 9.1% were in the $600k to $699999 range. 8.2% were in the $700k range to the $799999 range. Right below that is the average and median price of homes that have been going under contract. Average is literally taking the sales prices and dividing them out. Median ties to accounts for homes that were either a lot higher or lower than the other homes and impacted the average.   

The next 4 pages are from a June 2014 market report from Long & Foster, looking at the 20901,20902,20903,20904,20905,20906,20910 zipcodes...Silver Spring. More focussed on our market. 
 
 
 
 
 
 
 
Looking at page 1 above, compared to last year, units sold up, active inventory the same about, median sales iceup, days on marked up. The number of homes on the market in June was l5% less than the number of the homes on the market last June, so inventory is working in a seller's favor. 
 
The next page (below/ page 2)  gives a breakdown of condos/coops, attached and detached homes on the market.    The median sales price in June 2014 was up, $369k compared to $350,500 in 2013.
 
 
 
 
 
 
 
 
Page 3 (below) shows that compared to last year the Silver Spring market has more listings and more contracts than a year ago and the ratio of asking price to sold price stayed the same at 98.7%.
 
 
 
 
 
The box on the right corner estimates that if no other homes were listed, it would take 2.2 months for all Silver Spring homes on the market to sell, which is down by 3% compared to last June. 
 
 
 
 
 
Page 4 (above), the last page of the report (above) says that in June it took on average 34 days for a home to get under contract compared to 31 days last year. 
 
Generally speaking it is considered to be a "seller's market" when houses sell in 4/5 months or less and a "buyer's market when homes are the market beyond 4/5 months.  However, based on the above statistices, Between 1 and 2 months on the market is a relatively long time for a home to be active in the Silver Spring, MD. market.   Of course, there are variables which impact the days a home may be on the market, such as number of buyers looking in different price ranges.  That being said, the home probably needs to be repositioned in price and/or property condition if it hasn't gotten under contract within a month or so.  In fact, it is my suggestion that one's first price adjustment should be if a home has been on the market for 2 weeks and/or 15 bonified buyers (not neighbors who are just curious) have gone through the home and haven't made an offer, that the price be adjusted and adjust the price/property condition again if in a couple weeks it is still on the market.
 
You don't often get a second chance to make a first impression.  The most activity on a home tends to be the first 2 weeks on the market.  So it is important for a home to show well and be priced well up front.

Exposure, Exposure, Exposure. Great start, creating major momentum for my Silver Spring, MD listing at 700 Hermleigh Road!

The timing and early marketing results for my new listing
at 700 Hermleigh have been remarkable to date.
 
I was incredibly pleased to see that a single  Facebook post on my business page,
Real Estate Chat with Adam,
that the home had a reach of 554 people
after being on my feed for just under 24 hours. 
Syndication through other websites have been great,
but individuals/companies
control when and how they  post to pages like facebook and linkedin. 
So you see how compelling your messages are and which are of interest to your sphere.
 
The sign for my listing came in an hour or two ago,
so I was able to put my name up and advertise the open house starting today.
The goal is to begin advertising open houses as soon as possible.  Why was today important?
A holiday that some people observe starts tonight and ends on Thursday night.  Part of observing is not working, being on the internet or being on the telephone.  The listing happens to be in a prime location within the neighborhood so over the course of a few days many people should see it and it should create a buzz.  Timing couldn't have been better.
 
I ordered my postcards on Sunday and they are already printed, in the mail.
The week has been off to a great start. 
We should be getting some high viewership and excellent traffic at 700 Hermleigh Road.

From 'Cradle to Grave' in Kemp Mill Estates



Welcome to 718 Horton Drive in sought after Kemp Mill Estates. Listed by Long & Foster. This home is in a very desirable quadrant of Kemp Mill,located between Lamberton Drive and Kemp Mill Road. While the home isn't on a cul-de-sac street and Horton Drive isn't a "no outlet street",it is a short quiet destination street. Most people don't drive on Horton in order to enter or exit the subdivision since it doesn't connect main roads.
Another interesting feature about Horton Drive is that the "even side" of the street has a sidewalk,which stops just before 718 Horton Drive.

718 Horton Drive has a driveway and has good curb appeal. You can tell the home is well kept. You can enter through the front door,or the side door where the kitchen is. In addition the home has a walkout basement with sliding doors to a lovely fenced backyard. The backyard is a generous size and includes a basketball court and a storage shed.

Once you enter through the front door you will need to take one step up or several step downs. To your immediate left is the coat closet;straight ahead is the entry foyer,which you need to step up into;almost immediately in front of you are the steps to the basement and to the right is the kitchen,which you step up into. Not a big deal to take one step up to the main level area,but surprised, with the concept of a rambler,that the builder didn't design the entry to be competely level with the rest of the area.

The kitchen is well maintained. It has a front bay window and a side entrance. The counters and floors are clean and original. There is room for a diner table in the kitchen. The sellers chose to give the buyers an opportunity to make the kitchen their own and factored that into their asking price of $459k. The dining room and living room are open. The sellers had the home painted over the summer so it is fresh and clean.

The master bedroom is at the end of the hallway on the left side. It is has 2 exposures and built in closet/shelf space. The bathroom is clean and room to add a medicine cabinet for toiletries. The second bedroom,right across from the master bedroom also has 2 exposures and 2 sets of closets. The third bedroom has one closet and appears smaller than the second bedroom. There is a second full bath in the hall for the other 2 bedrooms and guests to use.

Downstairs is a nice family room/play area and there are sliding doors to the backyard.
To your immediate left of the play area is a full bath and a generous sized laundry area. Not everyone with this home model has a full bath in the basement (and wouldn't be hard to add if they didn't),but it makes perfect sense,with there being bedrooms downstairs and adds value.
Down the hall is one bedroom with 2 exposures and a closet. I'd add a carpet. To the right of the steps is the second downstairs bedroom,again,which not all models have and this adds value to the home. The bedroom has closet space and a window. Some owners of this model leave the area unfinished,perhaps to use as storage space,and there is storage space under the steps. Other owners have finished this room,but it doesn't have a window. So it has value as an office,but might not be considered a full bedroom.

The home shows well,is very clean and move in ready. If you want a fully updated home then preview this home. If you like it,figure out the costs of the renovations you would do and if the numbers work.

There is a similar home located at 11725 Stonington Road,which is more upgraded than 718 Horton Drive. However,11725 Stonington only has 1 bedroom downstairs (if you want a 5th bedroom/office,you would need to finish the area). In addition,it has a 1/2 bath downstairs (no shower or tub).

The thing you cannot change to 718 Horton Drive without structural work is if you want/need the home to be on one floor. In order to go the backyard from inside the home,you need to go downstairs. If you want a family room on the main level (get an addition),you could perhaps set up the living room as a family room if you don't need a larger area and change it to more of a living room when you are entertaining a large group of guests. .

Again,the home is neat,well kept,on a side street in a sought after section of Kemp Mill.
