As we enter May, here is a Kemp Mill Area 2014 Market Update

In April we saw more homes come on the market than in either January, February or March.  According to MLS, in the Kemp Mill 20902 area, part of Silver Spring, MD.  (including Springbrook Forest just off of Kemp Mill Road; doesn't include University Towers) 

According to MLS, 5 homes were listed in both January and February, then 4 in March and 9 in April (1 home was accidentally listed twice, so one of the listings was taken off the market and I count only 1 of the listings). 


How does this compare to homes going under contract and ultimately selling or renting-- the real measure of the market.

According to MLS, in January 3 homes sold or rented; 1 home accepted a rental application, but it went back on the market (the deal didn't work out)

No homes sold or rented in February. 1 rental application was accepted, though that deal fell apart because the property subsequently went back on the market and accepted another application.   

In March, after an average days of market of just under 2 months, 3 homes went under contract/had a rental application accepted.  1 of these homes was under contract in just 11 days.  It showed well and was in a very desirable part of Kemp Mill.  4 homes sold or rented in March.  These homes were on the market an average of 52 days before going under contract, but the median days on  market was 14 days (1 home was on the market for a while, which impacts the overall average days on market) ; 

April was a pretty active month, as 5 homes went under contract/a rental application accepted after being on the market an average of just under 30 days.  1 home was on the market just under 3 months and 1 home was on the market for 40 days, which impacts the days on market..  The other 3 homes went under contract in less than 2 weeks...those were obviously very well positioned in the market.  3 homes sold or rented in April. On average these homes were on the market just under 3 months before going under contract/having a rental application accepted.  However, 1 of the homes was on the market for over 5 months, so that obviously severely impacted the average days on market.

Currently, according to MLS, there are 16 homes on the market (1 just came up today).  
EXCLUDING the 1 just listed, these homes have been on the market an average 129 days --- over 4 months! The median average is 70 days/just over 2 months.  6 homes have been on the market for over 5 months, including 2 that have been on the market now for over a year.  As we are hearing and seeing, it is a seller's market.  Because of this, some sellers are reluctant to re-position their homes (lowering price) if they aren't getting contracts  Sellers have to see that today's buyers are savvy and won't pay price/even make an offer if a home doesn't show well and or isn't priced well.  Even if sellers tell their agents something along the lines of they will negotiate if an over is presented,  buyers may be reluctant to make an offer/negotiate with someone who has been stubborn at a list price.  Actions speak louder than words.  Homes that are moving are going under contract/getting rental applications very quickly.

From referral, to turned down, to a happy beginning - signing the listing

So, there I was a few weeks ago on one of the websites where I advertise and a person private messages me.  He says that he likes what I have to say and the recommendations that people have written about me.  I say thank you very much!
 
The gentleman than messages me that he has friends nearby who are going to move and he will suggest that they call me.  It will probably be in a few weeks
Wonderful!  I can't wait.
 



 
 
 
Time passes on one morning, around between 9:30 a.m. and 10 a.m., while in an appointment This person called...I couldn't pick up because I was in a meeting.  Right after the meeting, between 11:30 and 12 p.m. I returned the call, introduced myself and asked when we should meet?
He said thank you very much, that he called several realtors between 9 a.m. and 10 a.m. and didn't understand why nobody was able to pick up and couldn't meet right away.  He got through to one agent and met with that agent a little while earlier. 
 
I replied that it is hard to find someone who is available for an appointment immediately.  Continuing that he sounds like  a great person and I really wished he called me a day or two in advance, so our meeting would already be on my calender.  But, given our great telephone conversation,  
 let's figure out a time that I can come over.
 
The gentleman said that I sound like a very nice person, a good agent, but he didn't want to waste my time and have me come over because he was going to work with the
one agent he spoke with earlier in the day. 
 
We talked a little bit more, I tried nicely :-0 asking in a couple different ways for an opportunity.  Finally, I said,  don't you think, especially since you were referred to me that  you should get a second opinion and invite me over?
 
He said thank you very much but was pretty certain what he was doing.
I said, ok.  My door is always open if you ever want to talk or if you want to change directions.
The next morning, to my complete surprise I received a call from the same gentleman. He just starts talking and apologizing because I was so nice and invited me over :-)!  I said of course. What time?!
 
So, I went to my office, prepared some reports and went over to his house.  He and his wife gave me a very warm greeting and nearly melted when I gave them a hospitality gift. 
They placed the gift on their fireplace mantel and I knew something good was brewing :-).

We had a nice hour or so conversation, walked through the house, he asked me to refer him to a couple of contractors to do touch up work and we agreed to a time for meeting number two. 

I need to say that the sellers were extremely respectful and wonderful.  They wanted to know when I could not meet because of the holiday season and my Sabbath, just so we could plan around those times. They brought this up before I had a chance to say anything. Amazingly kind and sensitive. 

I came back for our second scheduled appointment, took off my shoes because their shoes were off and they asked me what I was doing because it was cold. I said I was following their custom. They said to please put on my shoes so I would be comfortable.  We walked and talked, but they weren't quite ready. So, I left them some sales documents to read over and we agreed to meet in a couple of days..

The meeting went perfect.  The sellers got the touch up work done that they planned to do, they read through the paperwork I asked them to review and we took care of signing the listing papers and getting pictures of their home.  I am delighted to say that their home is now listed on the market with me.


It was extremely flattering that the sellers had a chance of heart and decided to invite me over for a listing appointment after initially telling me that a decision was already made.  What do I attribute this turn of events to?

1.  In a respectful way, not  just initially accepting no as an answer :-).
2.  Being kind and professional; not pushy.
3.  Reminding the sellers that we connected because their friend highly recommended me.
4.  Keeping the door open, if you will, so the sellers would be comfortable calling. Never burn a bridge or hang up as a sore loser. 

Looking forward to giving these sellers sold results.

When it is time to move, sellers need to list their homes with a realtor who can best serve your needs.  To better serve you, I recently completed a course and am now recognized as a Seller Representative Specialist (SRS). 

According to the SRS Council, "The Seller Representative Specialist (SRS) Designation is the premier credential in seller representation. It is designed to elevate professional standards and enhance personal performance. The designation is awarded to real estate practitioners by the Council of Real Estate Brokerage Managers (CRB) who meet specific educational and practical experience criteria."

Selling a home takes a lot of work and taking this course was one of the best uses of my time.

Silver Spring, Maryland home sold "in a New York minute" with multiple offers!

Humbly, I am very pleased for my 11709 Fulham Street sellers. We sold in a New York Minute with 9 showings...on a Tuesday and Wednesday, in anticipation of snow. Are you kidding me!
Got multiple offers and got their price.

They bought their new home with me before selling their previous home. So, I am extra excited for my sellers that just over 3 months after buying their new home, they are back to owning 1 home again. It takes some people several months to get their former homes on the market. The home showed well, I marketed it very hard and the buyers loved what they saw.

You are in such a good position if you are able to purchase your new home without being contingent on selling your current home.  Of course it depends on how much of a loan you are approved for and how liquid you are.  If you are organized and dedicated, you can get your home on the market for sale less than 2 months after buying your new home.  And, if your home shows well and is marketed well, it should sell very quickly.  My seller's home was in very good condition and the asking price was aggressive.  By no means did we price the home low to sell quickly.  The buyers just loved the location and mostly how the home presented.
