My buyer's home search began a few years and we knew there was a match when this home came
on the market in the end of April, 2015.  With some homes you have the sense that they are meant for certain buyers and I had that sense for two reasons.  

The first reason is that my buyer's family lives in Kemp Mill, this Silver Spring subdivision and his parents own this same model home.  In addition, he is family oriented and the home is just a few blocks from where his parents live.

The second reason I felt this home was meant for my client is that it wasn't just a fixer upper, but the home was full of the seller's belongings.  It was an estate sale and when the home came on the market it was full of the seller's belongings.  Two things worked in my buyer's favor:  (1) again, he was familiar with the layout and (2) his family is in the renovation business so he and his father could look past the seller's belongings and focus on the home, its potential.   The selling party loved the fact that he is local, wanted to live near his parents and we had a very nice transaction.

My client is delighted with the home and is in the process of renovating it.  Living in the neighborhood and being friends with the buyer, it has been a pleasure watching him fix the home up.  I will be more excited when he finally moves in.

My recent co-op sale in Chevy Chase, MD!

How many of you knew, before reading this blog post, that there is a co-op community in 
Chevy Chase, MD?  

During the home search my buyers, out of towners,  were looking for the most part at traditional single family homes.  Then, one day the came across this amazing co-op at 3575 Hamlet Place, located a little bit south of the beltway (495), just off of Connecticut Ave., nestled in a quiet community of 76 homes, called Hamlet Place.  I scheduled a tour of this 3 level home with the buyers. After going through the home and talking it over, the buyers realized that this home was a perfect fit.

Currently there are very few co-ops in Montgomery County, MD., and very few 
Montgomery County lenders and settlement companies do work on co-ops.  So, when my buyers decided that they wanted to pursue 3575 Hamlet Place, we had find a lender and settlement company who are co-op specialists.  Fortunately, these companies did good jobs.  It was a pretty smooth transaction and I would be comfortable working with them in the future.

This home is both spacious and has a very good flow. The main level features an 'L-shaped' connecting living room and dining. Great for entertaining. There is also a main level powder room, which is wonderful for the buyer's personal privacy...guests don't have to go upstairs into the bedroom area.  

Upstairs are 3 bedrooms, featuring a large master bedroom.  There is both a master bath and a hall bath.  In addition, there is an attic, which makes a great storage space.

The daylight walkout basement features a huge play area/rec area/sitting area. Just outside is a lovely flagstone patio for outdoor entertaining or a quiet outdoor candle light dinner.  There is also a powder room in the basement, which could be converted into a full bath if need be and a large laundry room.

The community itself features nice outdoor living spaces and is close to a trail.  Another nice feature about the Hamlet Place community is that their property management's office space is in the community itself.  So, it is easy to address any issues.

Does your realtor and your settlement attorney know your name?!

Remember the Lynyrd Skynyrd song:  'What's your name, little girl?  What's your name?'

In one of my recent real estate transactions, the settlement attorney realized that there was an error in the seller's names, which needed to be resolved in order to complete the home sale.

The sellers purchased the home using the same last name...as though the wife took on the husband's last name, which is common enough.  He was Mr. X and she was Mrs. X on the contract, the deed was recorded as Mr. X and Mrs. X and the tax records showed the owners being Mr. X and Mrs. X. 

The problem was that, while the sellers went by and go by Mr. X and Mrs. X, the wife never legally changed her last name.  So, the deed and tax records were incorrect.  Fortunately, the settlement attorney is solution oriented, was able to think on his feet of a solution, while we were at the  settlement table and the buyers walked away from the settlement table as the new home owners.

Dale Carnegie once said:  "Remember that a person’s name is to that person the sweetest and most important sound in any language".  

If Dale Carengie was around today, I bet he would add that a person's name is also the most important image he/she can see in any language.  We cringe when our names are mispronounced, said incorrectly (for example, a person  speaking assuming that spouses share a last name which is not a given, especially these days) and when our names are spelled incorrectly or inaccurately in print.

So, when buying a home, remember to make sure you tell your realtor and the settlement attorney your "legal names". 

If you are a settlement attorney, when you get copies of the buyer's and seller's driver licenses or passports, make sure upfront that the names on these pieces match the names on the sales contract or have it corrected immediately.

There is a saying that we should measure twice and cut once.  That especially applies to legal documents. 

So, make sure your realtor and settlement attorney know your names.

It was a pleasure helping my buyers secure this beautiful colonial home at 1151 Kersey Road in Kemp Mill, a subdivision in Silver Spring, MD.  These buyers moved into town from California and were referred to me by friends.
 
 


It features a one of a kind kitchen and 3 main level living spaces. This home was designed for entertaining.  There are 4 bedrooms upstairs and a huge basement with a room that makes a perfect office. 

This home has a deck just off of the main level living room...great for eating and entertaining outside.

This home is in a fantastic location, very close to the local Kemp Mill Shopping Center as well as other nearby supermarkets and malls. As far as recreation, there are parks nearby. This also makes for a great commuter home, being near a local public bus stop, a few minutes away from the Wheaton Red Line Metro Stop and close to Route 495 - easy to commute within MD, to Washington, DC and Virginia.
 
The former owners sold this home without a realtor, but had the foresight to cooperate with buyer agents. So, I commend them for recognizing that buyers need representation and agreeing to work with realtors.
 
The buyers had specific wants and needs, and I was fortunately able to secure this home for them. 
They should be blessed with many years of happiness in this home.

My listing at 700 Hermleigh Road in Silver Spring, MD Just sold!

A short while ago, I walked out of settlement for 700 Hermleigh Road, a colonial home in Kemp Mill, a subdivision in Silver Spring, MD.  The sellers were referred to me by another client, who sold one home and bought another home with me in the last year or so.  The best compliment I can get is a referral from satisified clients, customers, family and friends.

This is a very unique home on just under a half an acre of land, with 5 bedrooms upstairs; a main level bedroom/au pair suite; featuring a kitchenette and private bath; a main level living room, dining room and kitchen; plus a lower level play area and a private office. 

The buyers are moving into the neighborhood from the Woodside area, another part of Silver Spring.  They live in a town home and with their growing family, it was time to find them to move.  Their best friends, live just a few houses away from 700 Hermleigh Road.  It's a very social block and subdivision, so I wish the buyers many new friends and memories at 700 Hermleigh Road.
