Another Sale in Silver Spring, MD. - 11716 Kemp Mill Road

I am thrilled to have found my clients a new home at 11716 Kemp Mill Road, located in Kemp Mill Farms, a subdivision in Silver Spring, MD.
 
It was especially satisfying because they live in a good size, nicely updated home in the community, When we had our buyer consultation among other things, they told me that if they moved the home had to be bigger than their current home, which was a challenge because they own a good size home and it had to be closer in to the neighborhood. 
 
Before this home went to market, I received insider information that the owners were selling and their
agent arranged for me to take them on a pre-market tour of the home. 
11716 Kemp Mill Road currently has 3 large bedrooms plus the master bedroom. The home has a custom 2 story addition, including an additional sitting area and office agent to the master bedroom. With the addition, the master bedroom is so large that my clients are considering making it into 2 bedrooms, which would make it a total of 5 bedrooms upstairs, including the master bedroom.
The main level has a living room, dining room and family room with a fireplace. Adjacent to the family room is the first level of the custom addition---a main level office below the master bedroom office and there are stairs connecting the offices.  The family room also features a wet bar.

'The missing disposal'.

So there I was showing a client around a home with many customizations including a kitchen with 2 ovens, 2 dishwashers and 2 sinks.  Usually every kitchen sink has a garbage disposal and we could only locate 1 disposal.  We looked high, low and around the kitchen.  My guess is the selling party didn't recall where the location of "the missing disposal" because they had rented the home for a number of years before deciding to sell.

My buyers loved the home and decided to put an offer in.  One of my first questions for the home inspector was to locate the "missing garbage disposal".  He didn't see it either.
I decided to check the GFCI outlet to the left of the sink, pushed a button and that is where the button for the garbage disposal was subtly placed. 
Remember to take copious notes during home renovations and keep them handy in case you need to use them and in case, when it is time to sell, a buyer asks you a question about the home that you can't recall.

How is the Silver Spring, MD 20902 market? A look at the March 2016 market activity

The housing market in Silver Spring, MD 20902 was very strong in March, 2016.  

Here is some data taken from MLS,  
looking at single family homes and townhouses (excluding condos).

During March 41 homes sold after being on the market an average of roughly 2 months...and that average accounts for 1 home that was on the market for nearly 8 months before selling.  Sellers are getting close to asking price with the average sold price being less than 3% below what the homes were listed for, and that factors in sellers giving buyers closing cost help/a seller credit.


34 homes went under contract during March and on average, they were on the market a little bit over a month, which factors in 1 home that was on the market a little over 6 months 
before going under contract.

56 homes were listed in March and as of the date of this posting, 28 went under contract after being on the market an average of less than 2 weeks! 3 homes already sold andne sold right away, 1 was under contract in 4 days and was under contract in 8 days!

The Silver Spring, MD 20902 market was very active in March.

An example of home owners repurposing existing space to meet their personal needs

Yesterday I was previewing homes on the market for sale and one thing that stood out to me was how one owner repurposed an existing space upstairs that he wasn't getting effective use of.  He wanted an office/homework space on the same level of the bedrooms and didn't want to sacrifice a bedroom space. 
 
This was probably an inexpensive home improvement.  I don't think he invested in nice flooring specifically for this space as it is the same flooring in the hallway. He probably added light and repainted the room.  If your eyes shift to the right you see he kept some original elements in the space.  This was probably a linen/storage/utility closet with a rod for hanging items and a flat space above, which he uses as a book shelf.  I think an upstairs homework/office space is wonderful and this was an inexpensive, useful renovation that buyers will likely recall  as they compare homes during their home searches..  If the buyer for this home prefers a closet space to an office/bedroom space, all he/she has to do is remove and replace furniture.  Brilliant.

11512 Lockhart Place in Kemp Mill Estates: Another sold home in Silver Spring, MD. Buyers referred by 1 of my satisfied customers!

One of the best compliments a client can give me is a referral.  
 
The buyers of 11512 Lockhart Place were referred to me by their brother and sister-in-law, 
 
who brought me in as their agent, to help them find a home. 
 
 
11512 Lockhart Place is almost perfectly situated in Kemp Mill Estates, a subdivision in
 
Silver Spring, MD.  The home is on a small and quiet 1 block street,
 
close to the center of the neighborhood.
 
The sellers lived in and loved this home for 38 years.  It was time for them to downsize. 
 
The market is hot.  My buyers  and I were able to get into the home very quickly and they
 
decided that the home was a great fit for them.  We wrote a strong offer and with a few details
 
were under contract in just a few days. Settlement was smooth.
 
 
 
 
 
Highlights of the home include having 4 bedrooms upstairs (which is rare in Kemp Mill), a
 
connecting living room and dining room, adjacent to the kitchen, which has a skylight and a
 
porch.  The lower level is a great recreation space.  The sellers added the custom fireplace.
 
The lower level gets plenty of daylight from the sliders to the backyard and the laundry is just a
 
few steps down, by the crawl space.  I wish these clients all the happiness in the world for many
 
years to come and am so grateful to their family members for the referral.
