I just sold a townhouse to an investor in Columbia, MD! Instant equity!

An investor was referred to me, reached out to me and we recently closed our first transaction on this 3 level townhouse in Howard County, MD, specifically in Columbia, MD at 5437 El Camino #6B.



The home showed very well, was priced very well and we won in multiple bids.
Our offer stood out because my client's offer was strong and clean.  In addition, the seller's real estate agent and I know a few common agents, established a good rapport and that may have made the difference if the terms of the competing offer was similar.

My client already has equity in the home as it appraised above the contract price.  

It is in a quiet and convenient community near Route 29, Th Fort Meade military base and my client has already attracted a number of rental prospects.

Third transaction with a client! An investment property in Wheaton, MD!

I recently sold this rambler style home at 2105 Arcola Ave in Wheaton, MD. to an investor,
who completed his 3rd deal with me.  We closed our first sale roughly three years ago.



It was a family home for many years.  It was very interesting because the seller and the seller's realtor are also investors so we had many interesting conversations.

I was able to present my clients to the seller's agent as very strong buyers and got my clients a very good price on the home.

Another Silver Spring sale...buyers referred to me by a past client!



I am beyond thankful that the buyers of 11216 Monticello Ave in Kemp Mill, a subdivision in Silver Spring, MD were referred to me by one of their local friends...who had also been referred to me several years ago when they needed to find a home...and they also bought in Kemp Mill.

The buyers made a decision to initially rent while getting a feel for the community and shortly after they made the initial move, we started looking at homes for sale, some of which were on the market and some of which I knew about and were not on the market yet.

11216 Monticello is really a 1 of kind home with several special features, including a garage, which is a premium for the neighborhood, 5 bedrooms on the upper level, a main level office plus several entertaining areas and a modern kitchen.  The basement boasts 2 additional bedrooms, a bath and recreation area.  On top of all of the home's features, it is in a great, close in location within Kemp Mill, a few blocks from the full service shopping center, a local bus stop, parks, community pools and houses of worship, to name a few items.

I am gaining market share in University Towers, a condominium community in Silver Spring---- 3 recent deals with unique flavors




I have steadily been gaining market sharing in University Towers, a condominium community in Silver Spring, MD, recently completing the sales of 3 condominium units.  University Towers is actually comprised if 2 high rise condominium buildings in Silver Spring, MD., near the corner of University Blvd and Arcola Ave. It is a sought after community because of its convenience, amenities and conveniences.  Many people, whether first time home buyers or people downsizing purchase in this condominium community because they have strong connections to the Kemp Mill community and want to be part of that community without the upkeep and expenses of a home.

I recent sold units 619-B, 1007-B and 1114-B, which all had their unique wrinkles.

The owner of 619- B, a 2 bedroom, 2 bath condo,  had recently moved and I contacted the owner asking if the condo could be shown to my clients.  We were able to come an agreement and the condominium unit never even hit the market.  

The owner of 1007-B , a 1 bedroom condo contacted me several years ago about moving up from a condo to a house but for a variety of reasons that didn't work out.  The owner stayed in place and she called me in the fall, ready to sell.  I was so flattered to have left such an impression with her that she had my contact information.   It was a very difficult situation as the owner has purchased at the height of the market, had 2 mortgages on the home and today's market value is still lower than it was back then.   So we agreed to do a short sale which takes a lot of patience and a lot of work.  Fortunately, I was able to secure a patient buyer who understands short sales and was able to wait out the time period. The short sale company did a great job.
*Rule of thumb if you buy a short sale:  in addition to needing to have patience, if you are purchasing the home with a loan, don't lock the interest rate until the short sale is approved because you can't predict or promise the time period by which we settle and you can only lock an interest rate for a finite time.

The owner of 1114-B contacted me after he heard that I sold a home nearby.  We connected immediately and roughly a month after we talked, I put the condo on the market and got a full price contract after being active for 8 days.  The buyer used an FHA loan, which my seller had reservations about, but after discussing the loan program and talking with the buyers, the seller got more comfortable.  The condo appraised at full price and we settled. 
*Rule of thumb for buyers when completing a contract for a home purchase:  make sure you know how long of a lock rate your lender is giving you on the loan so you can figure that into the settlement date.  You can see the relevance of lock rates as I mentioned that in my note about the 1007-B sale.
The buyer for unit 1114-B was mistaken/didn't confirm how long her lock rate was for prior to our completing a contract.  Several days after we were under contract, she learned that the settlement date was further out than her lock rate period and the seller didn't want to move out early because a lot of logistics were involved in coordinating his move and he was unable to reschedule.  We came to a compromise, enabling the buyer to settle within the lock rate period and allowing the seller to rent back the condo until the original settlement date.  Thankfully it all worked out.

As you can see from above, there are several possible variables in the sale of a property, whether it is a condominium, townhouse or detached home.   I am confident in my ability to handle expected and unexpected wrinkles in a home sale, my ability to make your home goals and home dreams come true.

Just sold a 2 bedroom, 2 bath condo in University Towers, before it hit the market!


I just sold this 2 bedroom, 2 bath condominium unit in University Towers, a high rise condominium unit in Silver Spring, MD. Before it even hit the market.  University Towers is located near the intersection of University Blvd. and Arcola Ave. 

I called the owner, who I heard was going to sell, asked the owner to confirm and then set up a showing for my buyer.  After a little negotiating we had a signed contract.

Listed and sold in University Towers! Under contract in 8 days!



I just listed and sold a beautiful 1 bedroom condo in University Towers, a condominium building in Silver Spring, MD. 
1121 University Blvd W. #1114B Silver Spring, MD 20902

 It was nicely updated and set up with certain touches to be wheelchair friendly.
We got full price. The buyer used an FHA loan and there was no problem appraising.

The only challenge was the buyer using an internet lender who was not efficient and a poor communicator.  We literally didn't know until Wednesday afternoon whether settlement would be on time or delayed.  Choosing the right lender is right up there with choosing the right home for you.
That being said, the seller, the buyer and the realtor all got along and communicated well during the process.

I am excited for my seller as he embarks on the next step in his life.  We met a few months ago when he received a mailer from 1 of my sold listings and invited me over to look at his condo.  He is a real gem and is moving out of town to be closer to family.

Seniors Want the Urban Social Experience




According to the 2017 Aging in Cities Survey commissioned by Welltower, seniors are no longer content to retire quietly to the suburbs to live out their twilight years. In fact, 78 percent of baby boomers reported a desire to stay in their current city beyond age 80.
Why the city?
Today's senior wants the urban social experience with walkable downtown areas and shopping centers in addition to quality health care and public transportation. They want access to cultural activities and diverse populations that allow for the opportunity to meet new people. Eight out of 10 survey respondents reported wanting to make new friends in their 80s, and 60 percent believe it's easier to meet new people in a city environment compared to a suburb.
How do they plan to live?
One in five baby boomers said their first choice would be to live in an urban senior living community with full amenities and access to the city's offerings, with another 76 percent stating they would be very open or somewhat open to this idea.
Why is this significant?
According to the report, urban areas with a high quality of life are experiencing double-digit growth of the aging population, often six times faster than the city's total population growth. With the oldest baby boomers entering their 70s, agents need to be ready to find properties suitable for this demographic.
What's the takeaway?
What home features and community amenities should you be aware of for this group? Easy access to public transportation and a parking garage topped the list of desired amenities. For home features, look for well-designed kitchens, elevator access and communities that allow pets in the home. On-site community features should include full-service laundry, gyms, pools and outdoor areas.

The interesting real estate history of a local home.



Front of the house which didn't originally exist when house was built!


House of the day with some interesting history.
A spacious 5 bedroom and 3 bath rambler in a cul de sac near Georgia Ave and Layhill Rd.
Originally the back of the house used to be the front of the house, I believe before the cul de sac and neighboring houses existed. Below is "the original front" and what is now the back of the house.

So you left the house on a different street than the street is currently on.  The home's original address may be different than the home's current address!
The owner put an addition on the house, converting the front of the house into the back of the house while the other houses on the street were being developed. That makes a lot of sense because the other houses on the street look different in style and in build.
Perhaps because of the way the lots in the cul de sac were subdivided,
 the owners of the home didn't think they could gracefully create a full driveway and/or garage.
My client and I were looking at possibilities to extend the driveway and/or add a garage

I love coming across unique homes with history behind them.
