Sold in Kemp Mill, a subdivision in Silver Spring, MD - 11615 Fulham Street!






My buyers just purchased this new bedford colonial model home at 11615 Fulham Street in Kemp Mill, a subdivision in Silver Spring, MD.  The home is centrally located on an awesome elevated lot and fenced yard.  There are 4 bedrooms upstairs while the main level features a dining room, living room and family room----with a fireplace!

On the lower levels there is a den and office which can easily be used, converted into bedrooms.
The home has plenty of entertaining space and playing space.

This was really a lovely transaction on all fronts...once my clients got under contract.  There were multiple offers on the house. After they won, the sales process was very smooth.  The sellers used a limited services broker, so, in addition to working with my buyers, I had more interaction than usual with the sellers.  The inspector said the home was well kept, didn't see any property issues.  As the sellers were getting ready to move out, they invited the buyers over to see if they wanted particular items for free before getting rid of them and I must have had several cups of coffee with the sellers, who are very sweet people and lived in the home for over 50 years.  The home appraised and the lender did a great job, having the loan ready to close in advance.

Sold in Kemp Mill, a suburb in Silver Spring MD -- 703 Kersey Road! A Successful Short Sale!


I just sold this 5 bedroom, 3.5 bath home at 703 Kersey Road in Kemp Mill, a subdivision in
Silver Spring, MD.  It is a centrally located, newer built for the community -- according to MLS, in 1987.  The home features a great master bedroom with a huge master bath, a main level bedroom with a dual entry full bath, 3 main level entertaining areas, main level laundry and a large lower level that has a private office.

As the title of this post says, the home was a short sale, which in layman's terms means that a seller is asking the lender(s) he or she has a mortgage with to forgive the balance between what the sales price is and the amount that the seller owes on the mortgage(s).  This process can take a while.  The short sale was approved a couple of months after we were under contract and that isn't bad. I have had properties under contract for months waiting for a short sale to be approved.  

In addition to needing patience, among the things to think about if you are going to put an offer on a home that is a short sale are (1) the home is almost always sold as is---meaning a buyer can do a home inspection for informational purposes but shouldn't count on being able to negotiate inspection items with the seller; (2)have a good home inspector and contractors to come to the house before the contingency period is over to evaluate the concerns if any that the inspector raised: and (3) a lender who is good and experienced with short sales and can close a loan quickly after the short sale is approved, working through some unusual aspects in the transaction.

So delighted that we successfully settled on 703 Kersey Road, a location that my buyers have been eyeing for a long time, hoping that the right home would come up.

The Orion Condominium community is relatively new as, according to apartmenthomeliving.com, it was constructed in Downtown Silver Spring, MD. in 2012.  I admire the layout of the condominium unit which my clients purchased, specifically having a separate dining area.   The condo has a very open feel to it.  The home also features a full size washer/dryer.

In the common areas, there  is a workout center.  There are great views from the roof top of the building, which also  has a park like and zen feel.
With the many local conveniences, you rarely need to use your car.  
You are close to metro, public buses and to Washington, DC.
If you have a car, there are places nearby to rent spots from and there is street parking (mostly with meters) for guests.

The Orion is a great condominium community that I would keep my eyes on if I were in the market to buy a home in Downtown Silver Spring and if I was thinking about buying a condominium unit in Washington, DC, as it is just a few block from the district line.

I did my home work, met the appraiser and he agreed with me on value!

This was not an easy home to get an appraisal on; hardly a sure thing.  It's a great house and I   thought the sales price was right.  However, there wee few apples to apples sales matching or exceeding the sales price.   

I have had sales where I would have been shocked if a home didn't appraise, where I thought it was 50-50 as to whether a home appraised and when I thought there was no way it would appraise.  I always put the effort in to prepare and meet appraisers at the houses because you can't take things for granted.  Appraisers have professional formulas and don't always agree with realtors, sellers and buyers assessment of a home's value.  The most professional appraisers let agents make a case for the value when meeting at the property and, if the arguments are valid, the appraiser will consider the points made when generating his/her report.

You need a full service realtor who is going to do his or her homework and coordinate schedules so he or she can meet appraiser and prove the value.  There is never a guaranteed that a home is going to appraise, but if your realtor doesn't put in the effort to prove the value, then your realtor is putting your deal at risk.  

If a buyer's sales contract has an appraisal contingency and the home don't appraise, he/she has the right to try and negotiate the sales price with the sellers and if they don't come to an agreement, then the buyers have the right to get out of the contract and search for another home, while the sellers have to put their home back on the market, hoping to find another buyer and hoping the next appraisal comes in.  Nobody wins when a home doesn't appraise.
