Another Sale in Silver Spring, MD! This time in 'Wheaton View'


I just sold this gorgeous corner lot colonial style home in Wheaton View, a subdivision in Silver Spring, MD to an out of town family who was referred to me.  The home is in a quiet location, yet very convenient to shopping, metro and the beltway.  So it is great for someone who works locally, in Washington DC or VA.

I did my home work, met the appraiser and he agreed with me on value!

This was not an easy home to get an appraisal on; hardly a sure thing.  It's a great house and I   thought the sales price was right.  However, there wee few apples to apples sales matching or exceeding the sales price.   

I have had sales where I would have been shocked if a home didn't appraise, where I thought it was 50-50 as to whether a home appraised and when I thought there was no way it would appraise.  I always put the effort in to prepare and meet appraisers at the houses because you can't take things for granted.  Appraisers have professional formulas and don't always agree with realtors, sellers and buyers assessment of a home's value.  The most professional appraisers let agents make a case for the value when meeting at the property and, if the arguments are valid, the appraiser will consider the points made when generating his/her report.

You need a full service realtor who is going to do his or her homework and coordinate schedules so he or she can meet appraiser and prove the value.  There is never a guaranteed that a home is going to appraise, but if your realtor doesn't put in the effort to prove the value, then your realtor is putting your deal at risk.  

If a buyer's sales contract has an appraisal contingency and the home don't appraise, he/she has the right to try and negotiate the sales price with the sellers and if they don't come to an agreement, then the buyers have the right to get out of the contract and search for another home, while the sellers have to put their home back on the market, hoping to find another buyer and hoping the next appraisal comes in.  Nobody wins when a home doesn't appraise.

Making yourself memorable! Nearly 6 years later a potential client reached out to me!

On Saturday night I was retrieving messages and nearly dropped my cup of coffee when one was a note from somebody who reached out to me roughly 6 years ago!  

I had recently closed a sale in this person's community and, as part of my marketing, sent a sold card mailer to my sphere of influence as well as to neighbors in the community who would benefit from my services if they were considering moving.  

The person invited me over to her home on Monday morning, showed me my business card that she has kept all of these years.  She still has the mailer.  She reminded me that we had met roughly 6 years ago, talked about the market as she was considering moving, went out to look at a home she was interested in.  The problem was that the numbers didn't work for her to move at the time so she stayed in her home.  

It looks like the time has come for her to move and she wants me to be her agent...of course!  

Part of me wishes that I could remember that specific moment and what I specifically said in our meeting that made her decide to keep my contact information for over half a decade so she could call me when the time was right for her to move.  The other part of me says that whatever my amazing sales pitch was, we simply had a nice connection and I am incredibly grateful that she remembered me.

There have been appointments where, even though I thought things went really well with potential clients that they didn't feel the connection, and appointments that I didn't think went particularly well but the potential clients felt a connection and we worked through a home sale together.  



The most amazing part of this story to me is that I was with a different brokerage at the time of our first encounter and my business card had some information that is no longer valid.  My broker's number and my email address are different now than they were then.  Thankfully my cell phone number has remained the same.  She googled me to confirm who I am, reached out to me and I look forward to helping her move.  I am so flattered that we had such a connection and that she wanted me to be her realtor that she went through the extra effort of confirming my contact information so she could find me.

There are at least 2 lessons here.

The first is to never stop marketing. Printing will never go away. People read to post cards and, if you have a mental block about printing, run compelling digital ads.  Or do both if your budget allows.   

The second is to make a positive lasting impression at your meeting so either the person will enlist your services at the end of the meeting or if, after the meeting the person decides that the time is not right now to take an action, that he or she will have you top of mind when the time is right.

1005 North Belgrade Road! Another home sale in Kemp Mill, subdivision in Silver Spring, MD...tied to the appraisal of another home



I was honored and delighted to help a client recently complete the purchase of this 4 bedroom and office plus 2.5 bath rambler style home at 1005 North Belgrade Road in Kemp Mill Estates, a subdivision in Silver Spring, MD.  My client was referred to me.

 Most home sales have an interesting wrinkle and this one was no different.  In order for my client to complete the purchase of this home, there had to be what is known as a cash out refinance on another home.  Another home went through a refinance and had to appraise at a certain value in order for the buyer to have sufficient funding to buy this new home.  There was a challenge with the original appraisal of that home and I offered to meet another appraiser at the home to use my real estate expertise to show the appraiser where I came up with the value, hoping that the appraiser would agree with me.  I am a Silver Spring and Kemp Mill real estate expert so I was very confident in offering my assistance on meeting the appraiser in relation to the refinance cash out. Without this appraisal I wouldn't have been able to sell my client the new home.  In summary, in order to move, my buyer needed 2 homes to appraise.

Fortunately the appraiser agreed with me on the value of the home being refinanced and my buyer's new home also appraised fine, so my buyer was able to complete the purchase.  

Buying and selling a home is a complex process, often containing unique circumstances and/or criteria in order for the transactions to be successful. That is why it is so vital for home buyers and sellers to recognize the expertise and value of realtors and why I pride myself on being full service.  When you are looking to move, you need to look at the value as well as the cost of realtors and understand how he or she is going to help you through one of the biggest purchases/sales of your life.
