I help people make moves all over Maryland and in Washington, DC.  And, on the buying, I pride myself in having patience as people decide where they want to live and making sure they are picking the right house to call home.

These buyers considered several areas over their many year home search before we came across this wonderful condo style home in Townes of North Creek Condominium community in Rockville, MD, just off of Bauer Drive.  This is very near Aspen Hill, which is becoming an ever more popular area for home buyers.  It was an extremely well kept home and you wouldn't have known by the property condition or access to the home that the seller had been renting the home out.  The tenants were nice and neat.    This is a really nice community in a great location, very close to shopping and to a pool, near the Bauer Drive-Norbeck Road Intersection.  

This is a brick home with a large eat-in kitchen and a daylight walkout basement.  It also has a serene feel, with a nice fenced in patio.

One of the benefits of this community is that the monthly condo fee covers utilities and maintenance.  So, an owner doesn't have to budget for purchasing such items as an a.c. unit or hot water heater. In addition, the condo has a reserve fund for when such things as a roof need to be replaced.  It is really  unique, low maintenance situation for home owners and I am so happy that my clients now call 14654 Bauer Drive home.

The Beth Joshua Program for families looking to relocate near Melvin J. Berman Hebrew Academy and Beth Joshua in Rockville, Maryland



The Beth Joshua program is run by me alone. It is entirely subjective. I am looking for families to locate near MJBHA and Beth Joshua. I am willing to make a $20,000 loan which hopefully will be forgiven in the future. The loan will be made to couples (hopefully with one or more children. If no children, there must be expectations that eventually, G-d willing, there will be children). The couple must be orthodox, shomer Shabbat of a hashgafa that is reasonably in line with MJBHA. Both parents must be Jewish, and it must be two parents (husband and wife). The man must expect to be at almost all Shabbat and Chag minyanim when in town, and to be in town most Shabbossim. The couple must expect to send their children to MJBHA through at least eighth grade unless there is a very compelling reason otherwise.
The loan will be forgiven when all the following have occurred:
(1) The couple has lived in the community ten years.
(2) The couple has children who in the aggregate have attended MJBHA for twenty school years.

The above is specific, but to qualify, I must talk to at least one of the husband or wife, and I have always been able to let someone know after one conversation. This is not a guarantee, but an expectation.

Lender disclaimer as the date for The First-Time-Homebuyer Tax Credit Approaches. How to strategize if you are a buyer or a seller?


If you are a first-time-homebuyer and are counting on the $8000 tax credit with your purchase (double check with your lender on your eligibility and if you are eligible for the full amount),
check in with your lender and ask if his/her office/broker is making any disclaimers on their ability at this point in time to close your loan on or before 11/30/09 (currently people are lobbying to extend the date,but it hasn't been extended as of today).

I spoke with one lender yesterday whose company is sending out a disclaimer to buyers who they are working with, saying that the lender isn't liable if their loans don't close on or before 11/30/09. Why would a lender send out such a note? Things can happen that prevent settlements from closing and/or the loan from closing on the date of the proposed settlement.

The lender is protecting him/herself from potential claims/ law suits, if any first-time home decide to seek an $8000 claim from lenders (if 11/30/09 comes and passes and settlement on their new home hasn't occured). This is a good business move by the lender to cover him/herself. Will other lenders send out such a disclaimer to their clients? I would not be surprised. Lenders of course want your business. This lender is just making a disclosure the way home sellers make disclosures/disclaimers about their homes before buyers make a decision whether to go forward and make an offer on the home or to continue their home search.
I am meeting with buyers tonight to look at homes in Potomac and Rockville Maryland tonight. I will also discuss how a possible solution for them, if settling doesn't occur on or before 11/30/09. I also have a great strategy for sellers to make their homes more attractive to first-time homebuyers.
